Spray Foam Insulation in Seattle, WA

Old bungalows, vented crawl spaces, and a long damp heating season. Here is what Seattle houses actually need, what it costs, and when we will tell you to spend the money elsewhere.

Seattle has some of the oldest housing stock on the West Coast, and most of it was built before anyone thought about air leakage. That is why the standard Seattle complaint is not “my house is freezing,” it is “the floor is cold, the upstairs never warms up, and the bill keeps climbing anyway.” Spray foam fixes a specific subset of that, and this page is about which subset.

We have spent 15 years doing this work in this climate, mostly in crawl spaces and attics between Ballard and Columbia City. Below is what we actually find in Seattle houses, which service fits which problem, what it costs here, and where we will tell you to spend the money somewhere else.

The short version

Most Seattle houses leak air far more than they lack R-value. In a zone 4C marine climate with a long mild damp heating season, sealing the crawl space and the attic plane usually buys more comfort per dollar than burying the attic floor in more insulation. Closed-cell earns its price under the floor; up top it depends on the assembly.

What we actually find in Seattle houses

Seattle did most of its first growth between about 1900 and 1930, and a huge share of that housing is still standing and still lived in. Ballard, Wallingford, Green Lake, Phinney Ridge, Beacon Hill, Columbia City, and most of West Seattle are full of Craftsman bungalows and Seattle box houses from that window. Further out, and in the neighbourhoods that filled in after the war, you get ramblers and split entries. In the core you now get dense three-story townhouses built in the last fifteen years. Three different eras, three different failure modes.

Pre-1940 bungalows and box houses

The pattern is consistent enough that we can usually guess the scope before we open the hatch. A vented crawl space over bare or barely covered soil. Batt insulation stapled up between the floor joists decades ago, now sagging out of the bays or lying face down in the dirt. Rim joists never touched at all, which is where a surprising share of the cold air comes in. An unconditioned vented attic with a few settled inches of whatever was cheap that year, thinner at the eaves than in the middle. And uninsulated 2×4 exterior walls, because nobody insulated walls in 1922.

A fair number of these houses are balloon framed, meaning the stud cavities run from the foundation up past the first floor with no fire blocking in between. In a house like that you do not need a hole in the ceiling to lose heat. There is a chimney inside every exterior wall, drawing cold crawl space air up and warm air out at the top. Sealing the top and bottom of those cavities is often the single highest value hour of work on the whole job.

The 1.5 storey problem: knee walls and finished attics

The classic Seattle bungalow with a dormer and a finished upstairs is its own category. Behind the slanted upstairs walls are triangular knee wall spaces, and those spaces are outside the insulation but inside the roof. Most of the time the insulation is stapled to the vertical knee wall and nothing at all covers the floor of the void behind it, so cold air moves under the upstairs floor and comes out at the baseboards. If your upstairs bedroom is cold in January no matter what the thermostat says, this is usually why, and it is usually fixable without touching the roof.

Bonus rooms over garages

Common in mid-century and newer Seattle stock, and reliably the coldest room in the house. The floor of that room sits over an unheated garage, the cantilevered edge is open to outside air, and the side walls are knee walls again. It is a small area with four thermal problems stacked on it, which is exactly the situation where foam is worth it: you are not insulating a big area, you are sealing a complicated one.

Newer townhouses in the core

If your house was built in the last decade or so, the shell is probably fine and we will tell you that. What we sometimes get called about instead is a specific cold spot, a party wall detail, or a garage ceiling under a living space. That is a small targeted job, not a whole-house retrofit, and it should be priced like one.

Zone 4C: why air sealing matters as much as R-value here

Seattle sits in climate zone 4C, marine. That means a long, damp, mild heating season rather than a short brutal cold one. Our design temperature is not Minnesota’s. What we do have is months of continuous mild heat loss and a lot of moisture in the air and in the ground.

Two things follow from that. First, air leakage is a bigger share of your heat loss than it would be in a very cold climate, because you are running the heat for such a long stretch at a modest delta. Sealing leaks pays over hundreds of mild days. Second, moisture control is not optional. A crawl space that stays damp for eight months of the year will wreck fiberglass, feed mold, and attract rodents whether or not the R-value on paper is correct. That combination, air plus moisture, is why closed-cell spray foam does so well under Seattle floors and why we recommend it there more than almost anywhere else in the house.

Your heating bill is an electric bill

Seattle City Light is the electric utility here, and a large number of Seattle homes heat with a heat pump, electric wall heaters, or electric baseboards. That changes the conversation in two ways.

With electric resistance heat there is nothing to hide the loss. Every draft and every thin spot shows up on the statement, which is why so many of these calls start in January with a bill in someone’s hand. With a heat pump the picture is better but more subtle: heat pumps do their best work when they can run long and steady at low output. A leaky envelope forces short hard cycles and, in the coldest snaps, pushes the system onto its backup resistance strip, which is the expensive way to make heat. Tightening the shell lets the heat pump you already own do more of the work.

We are not going to promise you a percentage. Too much depends on the house, the system, and how you live in it. What we will do is tell you which assembly is costing you the most and what fixing it should reasonably do. Note what is not on that list: spraying the underside of a roof deck as a default. In an old Seattle house with a roof of uncertain age, gluing foam to the sheathing makes a future leak much harder to see. We will do it when a conditioned attic is genuinely the right answer, and we will talk about the roof first.

What spray foam costs in Seattle

Spray foam is priced per board foot, which is one square foot at one inch thick. In this market closed-cell commonly runs about $1.00 to $2.00 per board foot installed and open-cell about $0.50 to $0.70. As a whole-project reference point, 1,000 square feet at three inches often lands somewhere around $2,200 to $5,400. Trade labour in Seattle generally runs roughly $95 to $175 an hour, which matters here more than it does in a lot of markets, because Seattle houses are slow to work in.

  • Access moves the number more than anything. An 18 inch crawl space with a small hatch behind a rhododendron on a steep Phinney lot is a different day than an open basement wall in a newer build.
  • Getting the rig to the house. Hills, mature trees, alley-only access, and narrow older lots all affect how close the hose can park. Long hose runs cost time.
  • What has to come out first. Wet batts, rodent contaminated blown-in, and old vermiculite are their own line item before any foam goes in.
  • How many inches the assembly needs. Two inches at a rim joist and five on a roof deck are not the same job on the same house.

Older-home realities worth knowing before you book

Three things come up often enough in Seattle that they are worth saying up front.

Knob and tube wiring. Plenty of pre-1940 Seattle attics still have some. If any of it is live, it needs an electrician to deal with it before insulation gets buried on top of it. We are not going to bury it and hope.

Permits and inspections. Insulation retrofits in Seattle can involve permitting depending on the scope and what else is happening on the project, and requirements change. We will tell you what we believe applies to your job and point you at the city to confirm it rather than guessing on your behalf. What we will not do is tell you the rules say something they do not.

Water before foam. If your crawl space has standing water, a failed ground cover, or active rodents, that gets solved first. Foam sprayed over a wet problem is money spent hiding it. We will say so even when it means we do not spray anything this month.

Seattle questions we get asked

Should I insulate my Seattle crawl space or encapsulate it?

It depends on what is wrong down there. If the soil is bare or the old ground cover is torn and the space smells musty, moisture control comes first, which usually means a proper sealed ground vapor barrier and dealing with any drainage issue. Insulating the crawl space walls and rim joists with closed-cell then keeps the space closer to house temperature and stops the draft at your floors. Doing the foam without fixing the moisture is the wrong order, and in a Seattle winter it will not go well. We look at the water first, every time.

Is spray foam worth it in Seattle’s mild climate?

Sometimes, and specifically where air sealing and moisture resistance are the actual problem rather than raw R-value. A vented crawl space over damp soil, open rim joists, knee wall voids, a bonus room over a garage, and shallow cavities with nowhere to put depth are all cases where foam is genuinely the better buy. A generous vented attic where you simply need more depth on the floor is usually not. Blown-in gets you there for much less, and we will tell you so.

My 1920s house has uninsulated 2×4 walls. Can you foam them?

Only by opening the wall from inside or outside, which realistically means doing it during a remodel or a siding replacement rather than as a standalone job. Spray foam has to be sprayed onto an open cavity; it is not an injected product. If the walls are staying closed, the honest advice is to put your money into the crawl space, the attic plane, and air sealing first. Those are accessible, they are usually leaking more than the walls are, and they cost a fraction as much.

Will spray foam help if I heat with a heat pump?

Usually yes, and often more than people expect. Heat pumps are most efficient running long and gentle. A leaky shell makes the system cycle harder and, in a cold snap, lean on its electric backup heat, which is the expensive way to warm a house. Tightening the envelope lets the equipment you already own carry more of the load. We cannot promise you a percentage, because it depends on the house and the system, but the direction is reliable.

Do I have to leave the house while you spray?

Yes. You need to be out during the install and for a re-entry period afterwards, and we will give you the real number for your specific job before the day, based on the product and how much ventilation we can get into that space. It is typically a day thing, not a week thing, for a normal crawl space or attic scope. Anyone who tells you that you can sit in the next room while they spray is not doing you a favour.

Can you get to a crawl space on a steep Seattle lot?

Almost always, but it affects the schedule and the price honestly rather than quietly. Hillside lots, narrow driveways, alley-only access, and mature trees all decide how close the rig can park and how long the hose run has to be. Low crawl spaces and small hatches slow the crew down. We would rather look at it, tell you it is a harder than average access, and price it accordingly than show up with a number we cannot stand behind.
