Renton is the hardest city in our service area to generalise about, and that is the most useful thing we can tell you before you call anyone. Inside a few miles you have 1920s houses near downtown, streets of post-war plant housing, big two-story subdivisions up on the Highlands and out toward Fairwood, and apartments and townhomes around The Landing that went up in the last twenty years. Four different houses, four different answers.
So this page is organised by what your house actually is, not by what we would like to sell you. And it is the reason we are blunt about the estimate here more than anywhere else we work: we are not going to quote your house from a template, because the houses genuinely are not the same. A number over the phone for a Renton address is a guess dressed up as a price.
The short version
Older Renton (downtown, Renton Hill, Kennydale) usually needs crawl space and rim joist work plus attic air sealing. Post-war Boeing-era houses usually need the old attic insulation out before anything goes back in. Highlands and Fairwood houses from the 1980s onward usually have enough attic insulation already and need air sealing, duct attention, and help with the bonus room over the garage. Newer Landing and Southport stock often needs very little, and we will say so.
Renton by era, and what each one actually needs
We work in Renton constantly, and the pattern below holds up more often than not. It is a starting point for the conversation, not a diagnosis. Your house gets looked at.
Downtown Renton, Renton Hill, and Kennydale: the older stock
There is genuine old housing here, running from roughly 1900 through the 1930s, on the streets below and above downtown and along the Kennydale slope toward Lake Washington. These were built the way Seattle bungalows were built: a vented crawl space over bare dirt, batts stapled up between the floor joists, and a shallow attic framed in 2x4s with a few inches of whatever material was cheap that decade.
Ninety years later the batts have given up. They sag out of the bays, lie face down on the dirt, and hold moisture instead of resisting it. The rim joist, which is the band of wood where the floor framing meets the foundation, was almost never insulated and is usually where the cold is actually coming in. In a house like this the highest value work is typically closed-cell foam at the rim joists and crawl space walls, plus air sealing the attic floor before anyone adds depth up there. Two other local notes: the attic hatch in these houses is often a small panel in a closet ceiling, and live knob and tube wiring turns up often enough that we look for it every time. It has to be cleared by an electrician before anything gets buried.
The Boeing years: post-war and mid-century
A large share of Renton went up quickly between the mid 1940s and the early 1960s, tied to the plant and the work around it. Compact one-story houses, 2×4 walls, low pitch roofs, small footprints, built fast and built cheap in the parts of the Highlands, Earlington, and the Talbot area that date from that period.
What we find in these attics is the main story. Original loose fill that has settled to half its depth, or batts installed with the facing on backwards, or in the worst cases rodent-damaged material that needs to come out rather than be topped up. Adding new insulation over degraded material buys you very little and buries whatever is underneath, which is why this era of Renton house is our most common insulation replacement job. Heating ducts in these houses often run through the crawl space, where they lose heat all winter into a vented space. The honest sequence is: clear out what is not working, seal the ceiling plane, deal with the ducts, then insulate.
The 1980s to 2000s: Highlands, Fairwood, and Benson Hill
This is the largest single group of Renton houses we look at, and it is the one where homeowners are most often about to spend money on the wrong thing. These are truss-framed two-story subdivisions, and the attics are usually fine in the middle. Blown-in fibreglass or cellulose at a respectable depth, installed to code on the day.
The problems are elsewhere, and they are consistent:
- No air sealing to speak of. Top plates, plumbing and wiring penetrations, the pull-down hatch, the bath fans, and the can lights were never sealed. Insulation slows heat; it does not stop air. Air is what you are feeling.
- Ductwork in the attic. Flex duct run above the insulation, with joints that have loosened over thirty years, means you are paying to heat a vented attic on every cycle.
- The bonus room over the garage. The single most common Renton complaint we get. That floor sits over an unheated garage, the knee walls have batts falling out the back, and the sloped ceiling has a vent baffle eating the cavity depth.
- Thin at the eaves. Full depth in the field, tapering to almost nothing at the outside walls, which is exactly where the ceiling meets the coldest part of the house.
If you own one of these and you were about to buy another foot of blown-in, read attic insulation in Renton first. Usually the money does more as air sealing and targeted foam in the bonus room assembly than as more depth over a ceiling that is already at depth.
The Landing, Southport, and newer infill
The newer development north of downtown was built to a much later energy code and generally performs. If your house or townhome is from the mid 2000s onward, there is a fair chance the honest answer is that you do not need us, and we would rather tell you that than take the job. Where we do get called into newer Renton stock it is usually for a specific assembly rather than the whole house: a room over a garage or a tuck-under parking bay, a cantilevered floor, or a shared wall in a townhome where the complaint is sound rather than temperature.
The valley factor: why Renton crawl spaces run wetter
Renton sits low. The Cedar River comes out of the valley and into Lake Washington right through the middle of town, the downtown flats are near lake level, and the ground on the slopes above sheds water down through everything below. Compared with a Bellevue or a Sammamish job at elevation, Renton crawl spaces are simply damper more of the year, and that changes the order of operations.
There is a second version of the same problem on the hillsides. In Renton Hill, Kennydale, and parts of Benson Hill the crawl space is cut into the slope, so one wall is buried against cool wet soil while the opposite wall is open to outside air through foundation vents. That split inside a small space produces condensation on the cold side, and it is why we find damp framing and rusty duct straps along one wall only.
Foam is not a drainage product. If there is standing water, a failed downspout, negative grade against the foundation, or no ground vapour barrier, that gets sorted before any foam goes in, or the foam just becomes an expensive lid on a wet room. What a Renton job tends to cost
Spray foam is priced per board foot, which is one square foot at one inch thick. In this market closed-cell commonly lands around $1.00 to $2.00 per board foot installed and open-cell sits lower at roughly $0.50 to $0.70. As a rough whole-project figure, 1,000 square feet at three inches often lands somewhere around $2,200 to $5,400. Trade labour in this area generally runs about $95 to $175 an hour, which is most of why access matters so much.
The things that move a Renton number specifically:
- Crawl space clearance. A lot of the post-war stock has 18 to 24 inches under the joists. Low and tight is slow, and slow is what you are paying for.
- Hillside crawls. A crawl space cut into a slope means working at two different heights in the same space, sometimes with a hatch on the uphill side and no room at the back.
- Whether anything comes out first. Wet batts, settled loose fill, or rodent-damaged material is its own line item before foam is even discussed.
- Bonus room access. Getting at a floor over a garage sometimes means working from the garage ceiling and sometimes means opening a knee wall. Those are different prices.

My 1990s Highlands house already has attic insulation. Is spray foam a waste of money?
Often, yes, if you mean spraying the attic floor. If the blown-in is at a reasonable depth and in good condition, more depth is a poor buy. What those houses are usually missing is air sealing at the ceiling plane, duct attention, and a proper fix for the bonus room over the garage. Foam has a real role in that bonus room assembly, where the cavity is shallow and the floor sits over unheated space, and very little role over a ceiling that already has enough. We will tell you which of those you have before you spend anything.
My crawl space is damp. Can you just foam over it?
No, and anybody who says yes is doing you harm. Renton sits low near the Cedar River and Lake Washington, and hillside crawl spaces get water moving through the soil against one wall. Foam is insulation, not drainage and not a ground vapour barrier. Standing water, a downspout dumping against the foundation, grade sloping toward the house, or missing ground cover all get dealt with first. Once the space is dry, closed-cell at the rim joists and walls does a great deal for a cold floor. If we cannot get the water handled, we will say so rather than sell you a lid for a wet room.
Will this actually lower my Puget Sound Energy bill?
Usually it lowers it, and we are not going to give you a percentage before we have seen the house. Puget Sound Energy serves most of Renton, and what your bill does depends on how leaky the house is now, how you heat it, what you keep the thermostat at, and how much of the loss we are actually able to reach. A house with an unsealed ceiling plane and leaky attic ducts has a lot of room to improve. A tight 2010 townhome does not. Anyone quoting you a guaranteed savings figure over the phone is inventing it.
Does Renton’s climate change what material you use?
It changes where we use each one. Renton is in climate zone 4C, the marine zone, so the winters are long, wet, and mild rather than brutally cold, and the summers are dry. That pushes moisture management ahead of raw R-value in a lot of assemblies, which is why closed-cell goes in crawl spaces, at rim joists, and in shallow cavities where it also resists water. In a generous attic or an interior assembly with no moisture concern, a cheaper material can be the better buy, and we will point you at it.
An inspector told me the insulation under my Renton house is soaked. What happens now?
This is how a lot of our Renton calls start, usually during a sale or after a plumber has been under there. The order is: find out why it is wet, fix that, take the wet material out, then insulate. Wet fibreglass does not dry out in a vented crawl space in this climate and it stays a mould and rodent problem, so it comes out rather than gets covered. Once the space is dry and clean, closed-cell at the rim joists and walls is usually the right rebuild.
