Insulation Removal

Vacuum extraction of old blown-in and batts from attics and crawl spaces, contained and HEPA filtered, plus the harder job of taking out spray foam that was done badly.

Insulation removal is the job nobody wants to pay for and quite a few houses need anyway. We vacuum old blown-in and pull out failed batts from attics and crawl spaces, bag the material, and haul it away, with the space contained and the air filtered so the mess does not end up in your living room. Sometimes it is a prerequisite for the real work. Sometimes it is the whole job.

We will start with the part most contractors skip: removal is not always necessary. If your attic has dry, undisturbed blown-in at a reasonable depth and no sign of rodents, you can usually air seal the ceiling plane and add on top of it for a lot less money. We would rather tell you that on the first visit than sell you a day of vacuuming you did not need.

The short version

Old insulation has to come out when it is contaminated, wet, mouldy, smoke damaged, or hiding a ceiling plane we need to see and seal. Removal is done with containment, HEPA filtration, and a vacuum hose run to a truck or a bagging station outside. A typical attic is most of a day. Bad spray foam is a different and much harder job.

When removal is necessary rather than optional

There are five situations where adding new insulation over the old is the wrong answer, and four of them are health issues rather than energy issues.

  • Rodent contamination. This is the most common one in Seattle, by a wide margin. Rats and mice nest in blown-in and in batts, and they leave droppings and urine behind. That material does not air out and it does not get better. Burying it under fresh insulation traps the smell and the mess in your ceiling.
  • Water damage. A roof leak, a burst supply line, a failed bathroom fan dumping humid air into the attic. Wet cellulose compacts into a mat and stays wet. Wet fiberglass loses most of its R-value while it is damp and sags out of the joist bays. Either way it has to go.
  • Mould. Where insulation has been wet for a while, particularly in a vented crawl space, you get growth on the paper facing, on the batt itself, and on the wood behind it. The insulation comes out so the framing can be treated and dried.
  • Smoke. After even a small house fire, insulation holds the smell indefinitely. It is porous, there is a lot of it, and it sits in the exact place the smoke went.
  • You cannot seal a ceiling you cannot see. This is the energy reason, and it is the one people argue with. Air sealing works by finding and closing every penetration in the ceiling plane: top plates, can lights, bath fans, the chimney chase, the plumbing stack, the attic hatch. Under a foot of settled blown-in, you cannot find any of them. On a house where the leakage is the real problem, clearing the floor is what makes the fix possible.

Removing bad spray foam

This deserves its own section because it is the hardest version of this job and the one we get called about most often by people who are upset.

Spray foam is two chemicals that meet at the gun in a specific ratio, at a specific temperature and pressure. Get that wrong and the foam never fully cures. It may stay tacky. It may shrink and pull away from the framing. Most commonly it keeps off-gassing, so the house still smells like a fresh paint job a month or three months after the crew left. Off-ratio foam generally cannot be fixed in place. You cannot seal it, coat it, or air it out. It has to come out.

Open-cell is the easier case. It is soft, so it can be cut and scraped off in sheets with reasonable effort. Closed-cell is the hard case. It bonds hard to whatever it was sprayed onto, so removal is mechanical rather than chemical: scraping, cutting, wire brushing, grinding it off joists and sheathing by hand, in a confined space, in full PPE. It is slow. It is expensive. It frequently damages the surface underneath, and on a roof deck it can mean replacing sections of sheathing.

We are not going to pretend this is a pleasant job. It is dirty, loud, physically punishing work and the bill reflects the hours. This is exactly why we are so particular about substrate temperature, mix ratio, and pass thickness on our own installs. How the work is actually done

Contain the space

Plastic sheeting at the attic hatch or crawl space door, floor and stair protection on the path in, and the work area sealed off from the rest of the house before anything is disturbed.

Filter the air

A HEPA filtered negative air machine runs in the space, so air moves out of the work area rather than into your hallway. This is what keeps dust and contamination from migrating through the house.

Vacuum and bag

A hose runs from the attic or crawl space to a vacuum unit outside, usually on a truck, feeding sealed bags. Nothing contaminated gets carried through the house in an open container.

Clean and inspect

We HEPA vacuum the joist bays and the framing, disinfect where there was rodent or mould contamination, and then walk the bare deck with you to look at what was hiding under there.

The vacuum and hose setup

The equipment is essentially a large industrial vacuum with a long, wide hose, and the hose is the reason this is a two-person job. One person works the hose head in the attic or crawl space, feeding loose fill and cut batts into it. The second stays outside managing the unit, swapping bags, and keeping the run from kinking. The hose gets fed through the attic hatch, a gable vent, or a window, whichever gives the shortest path, because every extra bend costs suction.

Loose-fill cellulose and fiberglass vacuum well. Batts are partly hand work: they get pulled, folded, and bagged, then the residue and the dust underneath get vacuumed. In a crawl space, fallen batts that have been sitting on a vapor barrier or on dirt are always hand work, and they are always heavier than they look because they are holding water.

The PPE, and why it is not optional

Our crews work in a full-face respirator, a hooded disposable suit, and gloves, and they suit up before they go through the hatch. That is not theatre. Attic and crawl space removal puts fiberglass fibres, decades of settled dust, dried rodent droppings, and mould spores into the air all at once, right in front of your face, in a space with no ventilation. Dried rodent waste in particular is the reason for the respirator rather than a dust mask.

It also matters for you, not just for us. A crew working in correct PPE with a containment barrier and negative air is a crew that is taking the contamination seriously. If someone shows up to vacuum a rat-damaged attic in a t-shirt and a paper mask, that tells you what the rest of the job is going to look like.

Where the material goes afterwards

Into sealed bags, onto the truck, and out to a transfer station or landfill that accepts it. Old insulation is not recycled in any practical sense: contaminated fiberglass and cellulose have no second life, and nobody is going to take a bag of rodent-damaged blown-in. Disposal fees are part of the quote, and we itemise them rather than hiding them in the labour line. You will not be left with a pile of bags in your driveway waiting for a second trip.

What removal costs, honestly

Removal is a real line item and we will not pretend otherwise. It is priced on crew hours and volume rather than on a neat per square foot number, and skilled trade labour in the Seattle area generally runs somewhere in the range of $95 to $175 per hour. Three things push a removal quote up:

  • Access. An 18 inch crawl space with one small hatch at the back of the house is a different job from a walk-in basement. Everything takes longer when you cannot stand up or turn around.
  • A small attic hatch. A 22 by 30 inch opening in a bedroom closet ceiling means a longer hose run, more bag changes, and more protection of the route through the house.
  • Contamination. Rodent, mould, or smoke damage means more containment, more filtration, disinfection afterwards, and slower going in full PPE the whole time.

The offsetting fact worth knowing: when removal is followed by new insulation, the two together are usually cheaper than the two booked separately, because the containment is already up and the crew is already in the space. Anyone who gives you a firm removal price over the phone is guessing, because the two things that decide the number, access and what is actually up there, cannot be assessed from a driveway. Somebody has to look. That visit is free, and there is no closer in your kitchen afterwards.

Common questions about insulation removal

Do I need to leave the house during insulation removal?

Usually not. Removal is contained work with negative air pressure keeping dust inside the work zone, so most homeowners stay put, though they notice the noise. The exceptions are heavy mould or fire contamination jobs, where we would rather you and any pets were out for the day, and anyone in the household with asthma or a compromised immune system. We will tell you which category your job falls into before the day rather than on the morning.

Can you just add new insulation on top instead?

Sometimes, and when you can, you should, because it is much cheaper. Adding over the top is reasonable when the existing material is dry, uncontaminated, reasonably even, and the ceiling plane below it has already been air sealed. It is not reasonable over rodent contamination, wet or mouldy material, or a ceiling full of unsealed penetrations that nobody can reach. We will look and tell you which one you have.

Is old insulation recyclable?

Not in any practical way. Fiberglass and cellulose that have spent thirty years in an attic are dusty, degraded, and frequently contaminated, and there is no local stream that takes them. It goes in sealed bags to a facility that accepts construction debris. Disposal is part of the quote and we itemise it.

Can bad spray foam be vacuumed out like blown-in?

No. Spray foam is bonded to the framing and sheathing, so there is nothing loose to vacuum. Open-cell is soft enough to cut and scrape off in pieces. Closed-cell has to be removed mechanically, by scraping and grinding it off the substrate, which is slow and often damages what is underneath. That is the honest reason bad foam removal costs what it does.

Will removing the insulation make my house colder in the meantime?

Yes, while the attic or crawl space is bare, which is why we try not to leave a house in that state over a weekend. On most jobs the new insulation goes in within a day or two of the old coming out. If there is drying time needed after water damage, or framing repair to do first, we will tell you how long the gap is before we start and plan the schedule around the weather.

Do you find other problems once the old insulation is out?

Often, and it is one of the genuine benefits of removal. A bare deck shows you knob and tube wiring, junction boxes with no cover, a bath fan venting into the attic instead of outside, rot at the eaves, and daylight through the roof.
