Kent sits on the floor of the Green River valley, and that one piece of geography decides most of the insulation work we do here. The valley floor is low, flat, and used to be farmland, the water table is high, and a Kent crawl space has a genuinely harder job than a crawl space cut into a Seattle hillside. Up on East Hill and West Hill the ground drains, the houses are newer, and the problem changes shape completely.
So there is no single Kent answer. Before we quote anything we need to know which Kent your house is in, because on the valley floor the first move is often not insulation at all.
The short version
Valley floor: manage the water first, insulate second. Up on the hills: 1970s through 1990s subdivisions where the leaks are the attic, the ducts running through it, and the bonus room over the garage. If water is the real problem we will tell you that instead of selling you foam.
The valley floor is the real Kent story
The flat ground along the Green River was farmland before it was subdivisions, and it still behaves like farmland. It is low, level, and slow to drain, with ditches and storm lines doing the work a slope does everywhere else in this county. After the winters we actually get, the ground under a valley-floor house holds water long after the rain stops.
Those houses usually have a shallow crawl space, sometimes only 18 to 24 inches of headroom, on dirt closer to the water table than anyone thought about in 1978. Outside grade has often crept up since with landscaping, a patio, or a repaved driveway, so the dirt inside ends up level with or below the soil outside. Water moves toward the lower, drier place. That is your crawl space.
What we typically find under a Kent valley house:
- A ground vapor barrier that is torn, short, or missing. Plastic laid loose decades ago, walked on by every plumber since, now in pieces around the piers. Bare dirt evaporates moisture into that space all year.
- Fiberglass batts hanging out of the floor joists. They took on moisture, got heavy, pulled loose, and now do nothing except hold damp and give rodents bedding.
- Rust on the duct straps and the furnace stand. Rust is a record. It says that space has been wet for years, not that it got wet once.
- A water line on the piers, usually in the same low corner. Seasonal, generally December through March.
If there is standing water, insulation is not the answer
We will say this on your driveway and we are saying it here. If a Kent crawl space has bulk water in it, no insulation product fixes that. Foam is not a boat. Spraying a wet crawl space takes a moisture problem and hides it somewhere you can no longer see it, which is worse than leaving it alone.
The order that works on the valley floor is water, then air, then insulation. Downspouts and surface water directed away. Grade corrected where it is dumping against the foundation. A drain or sump where the site genuinely needs one, which on flat ground is more often than on a hillside. Then a sealed ground vapor barrier over the whole floor and up the stem walls. That sequence is what crawl space encapsulation is, and here it is frequently the right scope rather than an upsell. East Hill, West Hill, and the subdivisions
Up out of the valley the water story mostly goes away. East Hill, Meridian, Panther Lake, and the streets around Lake Meridian drain the way you would expect, and the crawl spaces are ordinary vented crawl spaces rather than seasonal ponds. What you get instead is volume: a very large stock of houses built between the mid 1970s and the late 1990s, put up quickly, in subdivisions, to the code of their day. That is not a criticism of those houses. The standard has simply moved.
- Attic insulation at depth in the middle, thin to nothing at the eaves. No baffles, so it was either pushed back by wind washing or never blown out that far.
- Ducts, and often the air handler, in unconditioned space. In the attic above the insulation or down in the crawl space. Either way you are paying to condition the attic and the dirt.
- Nobody air sealed anything. Open top plates, can lights, the bath fan, the chimney chase, and a pull-down hatch with a gap all the way round.
- Split entries with a cold lower level. Half below grade, usually finished later, usually with whatever was in the truck that week.
On a two-story Kent tract home, air sealing the attic plane before anyone blows or sprays anything is usually the highest-value hour of the whole job. See air sealing and attic insulation.
The bonus room over the garage
If Kent had an official most complained about room, this is it. Bonus rooms over garages are everywhere in these subdivisions and they are almost always the coldest room in winter. There is nothing mysterious about why: unconditioned garage air under the floor, knee walls with batts falling backwards out of them, a sloped ceiling with little depth, and the very end of the longest duct run in the house.
The fix is rarely one thing. Air seal the knee wall plates and the floor cavities over the garage so garage air stops washing through, insulate the floor assembly properly, and treat the sloped ceiling correctly instead of stuffing more fiberglass into it. Downtown Kent and the newer edges
The older streets nearer downtown have smaller houses, tighter crawl spaces, and shallow attic framing, so access drives the price more than square footage does. Out on the newer edges the attic R-value is often fine on paper and the house still leaks air at the same handful of places, because air barrier quality has always varied more than insulation depth.

What this costs in Kent
The same numbers as the rest of our area, because material and labour do not care which city you live in. Closed-cell runs roughly $1.00 to $2.00 per board foot installed, open-cell roughly $0.50 to $0.70. A 1,000 square foot area at three inches commonly lands around $2,200 to $5,400. Trade labour here generally sits around $95 to $175 per hour.
What moves the Kent number is access and preparation. A 20 inch valley crawl space with one small hatch behind a rhododendron costs more per square foot than a walk-in space. Wet or rodent damaged batts coming out first is its own line item. Drainage or a full vapor barrier before foam is real money that belongs in your budget even though it is not insulation, and we would rather show you that on day one. Anyone quoting a firm Kent price over the phone without looking at the house is guessing.

Get under the house
We go into the actual crawl space and attic. On the valley floor we look at the dirt, the grade outside, and the piers before we look at insulation at all.
Tell you the order
Water, then air, then insulation. If step one is somebody else’s job, we say so in writing rather than spraying over the problem.
Install it properly
Correct product for the assembly, correct substrate temperature, correct depth in controlled passes, space contained and ventilated.
Walk it and stand behind it
We check coverage and depth with you, say when it is safe to be back in the space, and we still answer the phone afterwards.
Questions from Kent homeowners
My crawl space gets water every winter. Can you just spray foam over it?
No, and we will not take the job on that basis. Foam does not stop bulk water, it just covers it. If water is getting into the crawl space, that comes first: downspouts and surface water directed away, grade corrected where it is pushing water at the foundation, and a drain or sump if the site needs one. Once the space is dry and has a sealed ground vapor barrier, insulation works and lasts. Done in the wrong order you have paid for foam and still have a wet house.
Is spray foam a bad idea in a damp valley like Kent?
Not if it is specified correctly. The Puget Sound is a marine climate, zone 4C, and it behaves differently from the humid Southeast that most spray foam horror stories come from. Our summer dew points sit well below indoor temperatures, which moves the moisture risk in a favourable direction. What matters here is picking a product that does not absorb and hold water where things get damp, which generally means closed-cell in crawl spaces and at rim joists. Why is the bonus room over my garage always cold?
Because it has unconditioned space on more sides than any other room: cold garage air below, attic behind the knee walls, a shallow sloped ceiling above, and the longest duct run in the system feeding it. A space heater treats the symptom. Air sealing the floor cavities and knee wall plates, then insulating those assemblies properly, treats the cause.
Will this lower my Puget Sound Energy bill?
Usually yes, and we are not going to hand you a percentage. It depends on how leaky the house is now, what you heat with, how warm you keep it, and how much duct runs through unconditioned space. A 1990s Kent two-story with a leaky attic plane and ducts in the attic has a lot to gain. A tight newer house has less. We will tell you which one yours looks like after we have been in the attic, not before.
My house was built in 1992 and already has insulation. Is there anything to gain?
Often quite a lot, and it is usually air sealing rather than more insulation. Insulation slows heat moving through a material. It does nothing about air pouring through a gap. Houses from that era got the insulation depth of the day and essentially no air barrier detail, so top plates, can lights, bath fans, and the attic hatch are all still open. Seal those, then bring the attic to depth including out at the eaves.
