Crawl Space Insulation in Kent, WA

Green River valley crawl spaces are low, tight, and close to the winter water table, so in Kent we look at the water long before we look at insulation.

Kent has the hardest crawl spaces in our service area, and it is not close. On the Green River valley floor you get very low clearance, ground that sits near the winter water table, and forty years of grade creeping up around a house that never moved. That combination is why the first thing we do on a Kent estimate is look at water, not at insulation.

Here is the part most contractors will not put in writing. If your crawl space has standing water or a seasonal water table coming up into it, foam is not your next purchase, and we will tell you to spend that money on a drainage contractor or a sump before we will take it for insulation. That is the single most common conversation we have in this city. It is not a sales tactic and it is not modesty. Insulation installed over a water problem is money burned, and the foam then sits in the way of diagnosing the actual fault.

The short version

Assess the water first. If it is surface water, that is usually gutters, downspouts, and grade, and it is cheap. If it is a genuine winter water table, regrading will not reach it and you need a drain and a sump before any insulation. Once the space is dry, a Kent crawl space insulates very well, and it costs more per square foot than a roomy one for reasons we explain below rather than just assert.

What makes a Kent valley crawl space different

The valley floor was farmland before it was houses. It is flat, it is low, and the soil holds water the way farmland is supposed to. What changes in Kent is everything that has to happen first, plus the physical business of working in the space at all.

Clearance of 18 to 24 inches, sometimes less

A lot of the valley stock sits on a short stem wall with interior piers and very little air under the floor joists. Eighteen to twenty four inches is normal and we have worked in less. That number is not trivia, because it changes what is physically possible down there, not just how pleasant the day is.

At that height nobody kneels. You work on your side or your back, and you drag a spray hose that does not want to bend into the position you need it in. A foam gun has to be held close to square with the surface to lay down even thickness and bond properly, so in a tight space the installer is repositioning constantly instead of covering ground. Getting behind a pier or into the far corner of a joist bay can mean crawling all the way around. Ground barrier sheet has to be cut to size outside and fed in through the hatch in pieces. Old wet batts come out the same hole, by hand, in bags.

Grade that crept up while the house stayed put

Give a valley house four decades and the ground around it rises. A planting bed, then bark on top of the bed, then a patio poured beside the old one, then a driveway overlay, then more bark. We regularly find foundation vents at or below soil level and a crawl space floor that is now lower than the dirt outside it. Water goes to the low dry place, and that is under your floor.

On a Seattle hillside or a Bellevue slope you fix a lot of this by moving water downhill. On the Kent valley floor there is often no downhill to move it to. That is the honest limit of regrading here and it is why the next section matters so much.

A water table, not a puddle

This is the distinction that decides your whole project, and almost nothing written about crawl spaces online makes it, because most of it was written for places that do not have our winter. Three different things put water in a Kent crawl space and they have three different fixes.

There is a field test you can run yourself in January. Dig a hole about a foot deep in the crawl space dirt and look at it the next day. If it has filled and stayed filled, the water table is up inside your crawl space and you have your answer. If it is damp but empty, you are looking at evaporation and surface water, which is a far cheaper conversation. Water first. We will say it again.

We want to be blunt about this because Kent is where it comes up constantly. If we open your hatch and there is water on the ground, or a tide line at a consistent height on the piers, or dirt that is soft under your hand in February, our recommendation will be drainage work by somebody else, then call us back. Not a smaller foam job. Not foam plus a dehumidifier. We do not take a referral fee and we will not leave a quote behind hoping you call us anyway.

Here is what you are protected from by doing it in that order. Foam over a wet crawl space looks correct for a couple of winters. Then the wood behind it is what pays, and now the evidence you would use to work out where the water came from is bonded over with three inches of closed-cell. Removing that is real money: see insulation removal. The cheapest version of this job is the one done in the right sequence the first time.

  • Water. Surface water handled, and a drain and sump installed if the water table genuinely comes up. Somebody else’s trade, often, and that is fine.
  • Cleanout. Sagging wet batts, debris, and anything with rodent contamination comes out and goes in the truck. Nothing gets sprayed over.
  • Ground barrier. Heavy sheet wall to wall, seams lapped and taped, carried up the stem wall and sealed, piers wrapped. In a valley crawl space this is half the system.
  • Seal and insulate. Closed-cell on the stem walls and rim joists, vents and penetrations sealed, hatch made to close. Last, because everything above it decides whether it lasts.

East Hill and West Hill are a different house

Up out of the valley the drainage picture changes completely. East Hill, Meridian, Panther Lake, the streets around Lake Meridian, and West Hill toward Midway all drain the way ground is supposed to drain. Those crawl spaces are ordinary vented crawl spaces: cold, damp from soil evaporation, batts sagging out of the joists, and usually more headroom because the stock is newer. The conversation up there is the normal one, and it starts at the ground barrier rather than at a sump.

Which means a Kent address by itself tells us very little. Two houses with the same street name can sit forty feet apart in elevation, and that forty feet is the entire difference between a straightforward job and a drainage project. We work it out on site. Why a tight crawl space genuinely costs more per square foot

Our rates do not change by city. Closed-cell commonly runs about $1.00 to $2.00 per board foot installed, a board foot being one square foot at one inch thick, and open-cell sits lower at roughly $0.50 to $0.70, though it is rarely the right product under a house here. As a rough whole-project reference, 1,000 square feet at three inches often lands somewhere around $2,200 to $5,400. Seattle area trade labour generally runs about $95 to $175 per hour.

That last number is the one that moves a Kent crawl space quote, because foam is priced by the board foot and sold by the day. A twenty inch space simply takes more hours to cover the same area, and the reasons are physical:

  • Body position. On your side, you cover less wall per hour than standing at a basement wall. That is the largest single factor.
  • Gun angle. Even thickness and good adhesion need the gun close to square with the surface, so tight framing means constant repositioning rather than steady passes.
  • Everything goes through one hatch. Barrier, tools, hose, and every bag of old insulation, by hand, usually through an opening cut for a much smaller person in 1978.
  • Confined space work rules. Full-face respirator, hood, and suit are non-negotiable for spray foam, and they are hot. Shifts under the house are shorter, and a second person stays at the hatch as a tender. Two people, one of them not spraying.
  • Ventilation setup. Air has to move through the space during the work and for the cure. Few vents and one hatch means ducted fans and more setup time before anyone sprays a thing.

So the honest framing is not that we charge Kent more. It is that the same board foot takes longer to install correctly in an eighteen inch space, and we would rather show you that on the estimate than average it away and discover it on the day. Nobody can price a crawl space over the phone, and we will not pretend otherwise.

Including when step one belongs to a drainage contractor. If that is the answer, you get it on the first visit, not after a deposit.

Wet batts and contaminated material out, ground sealed wall to wall and up the stem walls, piers wrapped.

Foam it, check it, stand behind it

Closed-cell at correct substrate temperature in controlled passes, coverage and depth verified with you, and a straight answer on when the space is safe to be in.

Kent crawl space questions

My Kent crawl space floods every winter. Can you spray foam it anyway?

No. Foam is not a waterproofing product and it does not stop bulk water, it only covers it. If a crawl space takes water every winter, the water is the project and insulation comes after. On the valley floor that usually means an interior perimeter drain to a sealed sump, because a seasonal water table cannot be regraded away. We will tell you that at the estimate, recommend you get a drainage contractor, and ask you to call us back once the space is dry. This is the single most common conversation we have with Kent homeowners.

How do I know if I have a water table problem or just a drainage problem?

Timing and pattern. Surface water shows up within hours of heavy rain, usually in one corner near a downspout or a low spot, and it drains away. A water table comes up evenly across the whole floor, stays for months rather than days, and is not tied to any one storm. The quickest check is to dig a hole about a foot deep in the crawl space dirt in January and look at it the next day. If it fills and stays full, the groundwater is inside your crawl space. That distinction matters because one of them is a few hundred dollars of gutter work and the other is a drain and a sump.

My crawl space is only about eighteen inches. Can you even work in it?

Usually yes. Low clearance in the Kent valley is normal for us and it changes the time and the price rather than the feasibility. We would rather measure it, tell you honestly that it is a hard access job, and quote it that way than hand you an average number and find out on the day. The jobs we genuinely cannot do are rarer than people expect, and they tend to be about obstructions, ducts, and piers in the wrong places rather than height by itself.

Is closed-cell foam safe in a crawl space this damp?

In a crawl space that has had its water dealt with, yes, and it is the product we use precisely because it does not absorb and hold water the way fiberglass and open-cell do. The Puget Sound is a marine climate, zone 4C, and our summer dew points sit well below indoor temperatures, so the moisture risk profile here is different from the humid Southeast that most of the scare stories come from. There are rodents and soaked batts under my house. Do those come out first?

Yes, always, and we price it as its own line so you can see what you are paying for. Contaminated insulation is a health issue and foaming over it seals it into your house permanently, smell included. Wet batts are a wet sponge holding moisture against your floor framing.
