There are four honest answers when you are looking at old insulation, and only one of them is “replace it”. Insulation has to come out when it is wet, moldy, rodent fouled, smoke damaged, fallen down, or hiding a problem you need to see and fix. Everything else is a top up, a different job entirely, or a hands-off situation that needs testing before anybody touches it.
This is the decision, not the sales pitch. If you already know the old material is coming out and want to know how that job runs and what it costs, that is insulation replacement, and the vacuum and haul side of it is insulation removal. The point of this page is to let you sort your own house into one of four buckets with a flashlight and half an hour, before you call anyone, us included. A fair number of people who read this should finish it and not book anything.
The four answers
Replace it. Wet, moldy, contaminated, burned, collapsed, or sitting on top of an unfixed problem.
Top it up. Dry, clean, still in place, just not deep enough. Far cheaper, and very often the right call.
Leave it and fix something else. The insulation is not what is wrong. Air leakage, drainage, ducts, or ventilation is.
Do not touch it. Vermiculite, or insulation in contact with knob and tube wiring. Somebody else has to look first.
1. Replace it: the material has to come out
These are the conditions where adding new insulation over the old is the wrong move, whatever the price. In each of them the old material is either not working, actively causing harm, or standing between you and a repair.
- It is wet, or it gets wet repeatedly. Fiberglass and cellulose both hold water and lose most of their R-value while they hold it. In this climate a soaked attic or crawl space rarely dries on its own, it just keeps the wood above it damp. A one-time wetting that dried fully in a couple of days can be lived with. A leak that has been running for a season cannot.
- Mold is growing on it or in it. Speckled black or green growth on the paper facing, on the batt, or on the joists behind it. Mold is a symptom. The material comes out so the framing can be cleaned and dried, and so somebody can work out why it was damp.
- Rodents have been living in it. Droppings, urine staining, hollowed nesting pockets, tunnels through the batts, chewed cardboard and wire. This is the most common one in Seattle by a wide margin.
- It has taken smoke or fire damage. Even a contained kitchen or chimney fire pushes smoke into the attic, and insulation is porous and sits exactly where the smoke went. The odor does not air out. It leaves with the material.
- It has fallen out of the joists or off the walls. The classic Seattle version is crawl space batts hanging out of the floor joists on rusted wire rods. Insulation that is not in contact with the surface it insulates is doing close to nothing, and piling more on top does not change that.
- It is covering something you need to see. A roof leak, a weeping supply line, a bath fan dumping into the attic, failing wiring, a ceiling plane full of unsealed penetrations. You cannot repair or seal what you cannot reach.
Why rodent contamination is not something you insulate over
People push back on this one, so here is the reasoning. Droppings and urine soak into fiberglass and cellulose and stay there. The smell persists, and it travels down into the house through every gap in the ceiling plane, which is exactly where warm air is already moving. Burying it under fresh material seals the mess in rather than removing it, and you are paying to insulate a contaminated layer that has already lost its coverage to tunnels and nests.
There is a practical argument too. Removal is the only moment anyone gets a clear look at the bare joists, which is where the entry points are. If the way in does not get closed, new insulation simply becomes new nesting material, usually inside a season.
2. Top it up: the old insulation can stay
This is the answer more often than the industry likes to admit, and it costs a fraction of a replacement. If what is up there is dry, clean, free of droppings and staining, lying flat where it belongs, and the only problem is that there is not enough of it, adding depth is the right buy.
- Blown-in that simply settled. Loose fill compacts over decades. An attic that got a nominal R-30 in 1985 may be delivering well under that today. It is still working, it is just thinner than it was, and more material over the top restores the depth.
- Batts that are intact and dry but were installed thin. Plenty of 1960s and 1970s houses got a single layer that was considered generous at the time. If it is still flat against the drywall and not compressed, it can stay and be built on.
- A vented attic that never had enough depth. Nothing failed. It was built to a standard that has since moved. Our R-value guide for climate zone 4C has the depths we actually aim for here.
One condition attaches to all three: seal the ceiling plane before you bury it. Blowing eight inches over unsealed top plates, can lights, and a leaky hatch hides the cheapest fix in your house under the expensive one. For the attic version in full, read our Seattle attic insulation guide.
3. Leave it alone and spend the money somewhere else
Sometimes the insulation is the last thing that needs attention. The symptom that brought you here (a cold upstairs, a freezing floor, a bill that went up and stayed up) has more than one possible cause, and insulation is not always the cheapest one to fix.
When air movement is the real problem. A house with R-38 in the attic and a wide open chimney chase is losing heat up a hole, not through the insulation. You feel it as drafts, uneven rooms, and a house that cools fast when the heat cycles off. Air sealing is a smaller job than a replacement and often buys more comfort per dollar. We would rather quote you that and be right.
When water or ventilation is the real problem. Standing water under the house, a downspout discharging at the foundation, a bath fan venting into the attic, or blocked soffit vents will ruin whatever you install next, exactly as it ruined the last lot. Fix the water and the air path first, then insulate. That is why crawl space work starts with the moisture rather than with the foam.
When the heating system or the ducts are the real problem. Ducts running through a cold crawl space or an unconditioned attic, with loose joints and crushed flex, throw away a serious share of the heat you paid for before it reaches a register. An aging furnace with a failing distribution system will not be rescued by insulation. Get the ducts sealed and the equipment assessed first.
4. Do not touch it: get somebody qualified to look first
Two situations call for stopping rather than deciding. In both, the risk is in disturbing the material, so poking around to satisfy your curiosity is the wrong move.
Vermiculite
Vermiculite is easy to recognise once you know it: small pebbly granules about the size of a match head, gold-brown or gray, layered and accordion-like, pouring and shifting like gravel rather than sitting like a blanket. It was widely sold as loose fill attic and wall insulation through the middle of the last century, so it turns up in older Seattle housing stock. Much of the vermiculite sold in North America came from a source that also contained asbestos, which is why the accepted guidance is to treat any vermiculite as asbestos containing until testing says otherwise.
In practice that means leave it alone. Do not rake it, sweep it, vacuum it, or shift boxes around on top of it, and do not let anyone talk you into a quick DIY cleanout. Undisturbed material in a closed attic is a very different risk from material somebody has just stirred up. The next step is sampling and testing by a qualified professional, and any removal is specialist abatement work with its own rules. That is not our trade. We will coordinate around it and pick the job up once the space has been cleared, but we are not the ones who touch it.
Knob and tube wiring in contact with insulation
Old knob and tube wiring runs through the framing on ceramic standoffs and was designed to shed its heat into open air. Burying live circuits in insulation takes that air away. The rules on it are strict and they vary by jurisdiction, so the call belongs to a licensed electrician, not to an insulation contractor. If you find porcelain knobs, tubes through the joists, and cloth covered wire under the material, stop and get the wiring evaluated. Plenty of houses end up rewiring the attic circuits first and insulating afterwards, which is a real cost and much better discovered before you take a bid than after.
Before you climb up there. Wear a proper respirator rather than a paper dust mask, cover your arms, and step only on joists or a laid board. If you can see vermiculite, heavy rodent activity, or anything you cannot identify, look from the hatch and go no further. Nothing on this page is worth a fall through a ceiling or a lungful of dried droppings.
How to inspect what you actually have
Identify the material

Judge the depth
Push a ruler straight down to the drywall in several spots across the attic and write the numbers down. Do not measure once beside the hatch, because that is the one place everybody has been kneeling. The framing gives you a free reference: a 2×6 joist is about 5.5 inches deep and a 2×10 about 9.25 inches, so if you can see the top edges of the joists running across the whole attic, you know roughly what you have and you know it is thin. Blown-in that measures well under the depth it was sold at has settled, which is normal, and that is a topping up situation rather than a failure.
Read the stains, the smell, and the tracks
Insulation keeps a record of what has been happening around it. Three signs do most of the diagnostic work.
Dark or gray staining in patches or streaks, especially near the eaves, at the hatch, and around ceiling penetrations, is usually the insulation working as a filter: air has moved through it for years and left the dust behind. It is not normally mold. It is a map of your air leaks, and it points at air sealing rather than replacement.
Moisture shows up as matted patches, tide lines and brown rings on kraft facing, rusty nail points in the sheathing above, and a musty smell when the hatch opens. Press a gloved hand into a suspect patch. Damp, cold, and heavy tells you what you need to know.
Pests leave smooth flattened runs through the material, hollowed cavities, droppings gathered along the top plates, chewed cardboard and wiring, and an ammonia smell. A rodent run is obvious once you have seen one, because insulation does not compress itself into neat pathways.
How long does insulation actually last
Most insulation does not expire on a schedule. Fiberglass and mineral wool are spun glass and rock, and they do not chemically break down sitting in a dry attic. Cellulose is treated paper and is similarly stable while it stays dry. So the honest framing is not “replace it every X years”, it is this: insulation fails because something happened to it.
What ends its life is water, rodents, fire, compression, gravity, and other trades. A remodel or a rewire leaves batts pulled aside and never put back. Somebody stores boxes up there and crushes a path through the middle. A bathroom fan gets ducted into the attic instead of outside and soaks one corner for fifteen winters. None of that is an age problem, and a 1968 attic that stayed dry and undisturbed can be in better shape than a 2005 attic three contractors have crawled through.
What does change with time is the standard. Depths that were normal in the 1970s are well short of what makes sense in a marine climate today, so an old attic can be in fair condition and still be worth adding to. That is a top up driven by economics, not a replacement driven by failure, and it is a much smaller cheque.
Common questions
Is there an age at which insulation should be replaced?
No, and anyone quoting you a number of years is selling rather than assessing. Fiberglass, mineral wool, and dry cellulose do not degrade on a timer. They fail when water, rodents, smoke, compression, or another trade gets to them. Judge the material on condition and depth, not on the year it went in. The only age question worth asking is what standard it was installed to, because depths that were normal decades ago fall well short of what we would install now.
My attic insulation has dark gray patches. Is that mold?
Usually not. Dark or gray streaking, especially near the eaves, around light fixtures, and at the hatch, is normally dust left behind as household air filtered through the insulation on its way out of the house. It marks your air leaks. Mold looks different: speckled black or green growth, often on the paper facing or the wood behind it, with a musty smell and signs of damp such as rusted nail tips or tide marks. The first set of signs is an air sealing conversation. The second is a replacement conversation.
I think I have vermiculite in my attic. What should I do right now?
Nothing, which is the correct answer and the hardest one to follow. Close the hatch, keep people and pets out, store nothing up there, and do not sweep, rake, or vacuum it. Vermiculite is treated as asbestos containing until testing proves otherwise, and the hazard comes from disturbing it. The next step is sampling and testing by a qualified professional, and any removal is licensed abatement work with its own procedures. We do not do abatement and will not pretend otherwise. Once a space has been cleared by the people who do, we are glad to come in and insulate it properly.
Do I have to remove old insulation before spray foam goes in?
Usually yes, though it depends where the foam is going. Spray foam has to bond to a clean solid substrate, so crawl space walls, rim joists, and the underside of a roof deck all need to be bare, and batts stuffed in the bays in front of them come out first. If the plan is blown-in over an attic floor instead, and what is there is clean and dry, the old material can often stay and be built on. It is one reason we look before we quote.
