Bellevue attics are rarely empty. They usually have insulation in them, it was correct when the house was built, and it is now roughly half of what we would install today. The problem here is almost never “there is nothing up there”. It is geometry: vaults with no room for insulation, bonus rooms with attic on three sides, and a roofline with so many transitions that the house has four separate attics instead of one.
That changes the job. In an older Seattle bungalow we are usually adding depth over a simple rectangle. In a Bellevue split-level we are working several small spaces, half of which a person cannot stand up in, deciding one at a time whether foam is worth it or whether cheaper work would do the same thing.
The short version
For a big open Bellevue attic over the main house, air sealing plus blown-in to full depth is almost always the better buy, and we will tell you that. Foam earns its place in the hard geometry: vaulted ceilings, knee walls and side attics, the bonus room over the garage, the truss heel above the exterior wall, and roof decks where the ducts live. Same rate as anywhere in the Puget Sound; the totals are bigger because the houses are.
What we are actually walking into in Bellevue
Crossroads, Lake Hills, Newport, Factoria, Somerset, and Woodridge are mostly 1960s to 1990s: split-levels, ramblers, and two-storey houses, built with trusses or with framed rafters over a complicated plan. West of downtown and up the hills the newer houses get large, and a large house with a cut-up roof can have more attic perimeter than a small house has attic.
Two things follow. Attic area and house size are not the same number here, so the quote is driven by how chopped up the roof is rather than by square footage. And there is usually more than one attic: the main space over the bedrooms, a low one over the garage, a triangle behind each knee wall in the bonus room, a shallow void over the entry. They often have no connection to each other, so each one is separate access, separate work, separate air sealing. A crew that opens one hatch, blows in another six inches and calls that a whole-house attic job has missed most of your house.
What we find, over and over
- Insulation pinched to nothing at the truss heel. Where the truss sits down on the exterior wall there are only a few inches of height, and the blown-in tapers to almost nothing. That thin band runs the whole perimeter of the house, directly above the rooms you live in.
- Vaulted and cathedral ceilings with no vent path. A 2×10 rafter, a full-depth batt jammed in, and no gap above it for air to move from soffit to ridge. Sometimes a baffle is in there eating an inch and a half of the little depth you had.
- Bonus rooms over three-car garages. Attic behind both knee walls, a sloped ceiling with almost no depth, and a garage below sitting at outdoor temperature. The knee wall batts are usually loose, with nothing on the attic face holding them flat.
- Ductwork running through unconditioned attic. Flex duct laid on the joists, sometimes crushed, sometimes with the sleeve torn open, carrying heated air across a space at winter outdoor temperature.
Where we will tell you not to buy foam
If your main attic is open, vented, walkable, holds no ducts, and you are never going to use the space, the honest answer is air sealing plus blown-in to full depth. It costs a fraction of a foamed roof deck, no cavity limits the depth, and the attic stays easy to inspect. We would rather sell you that and be right.
Air sealing is the part that gets skipped, and it decides whether you get what you paid for. Insulation slows heat moving through material; it does very little to heat riding on moving air. The leak list is longer in a Bellevue house because the plan is more complicated: interior wall top plates, the chase around a two-storey entry, dropped soffits over kitchen cabinets, cans in the vaulted section, bath fans, the hatch in the closet, and every one of those roof transitions. Where foam does earn its place here

The truss heel is the cheapest fix nobody quotes
The perimeter is the part we most often find untouched. The band where the roof meets the wall is thin by construction, it is the coldest line in your ceiling, and wind coming in the soffit vents scours it further. A few inches of closed-cell in the heel, a wind dam so the blown-in holds depth at the edge, and baffles keeping the vent path open above, is a small amount of foam doing a disproportionate amount of work. It costs far less than foaming a roof deck, and it fixes the cold ring around the upstairs rooms.
Ducts in the attic change the recommendation
This is the question that most often flips a Bellevue house from “blown-in is fine” to “the roof deck is worth it”. If the furnace and trunk lines are in a garage or utility room and only a few branches poke up, we insulate the attic floor and seal the ducts. If the whole system lives up there, you are heating air and losing some of it to a cold attic before it reaches the room. Foaming the deck brings that system inside the house.
It is a whole-attic commitment, so you cannot do half of it, and the real tradeoff is worth knowing first: foam bonded to sheathing means a future roof leak will not announce itself as a ceiling stain. Deal with the roof first, and if a re-roof is anywhere in the next few years, do the foam then.
1975 and 1985 insulation, measured today
If your house was insulated to the standard of the mid-1970s or mid-1980s, the material is usually fine and the number is not. The commonly cited target for an attic floor in our climate zone is around R-49, and plenty of Bellevue attics sit well below that after decades of settling. Code minimums change and vary by jurisdiction, so on permitted work we confirm the current requirement with the city rather than quoting a figure at you. The good news for this stock: depth is cheap once a crew is up there, dry clean material does not need removing, and the gains are at the edges and the holes rather than in the middle. Gas heat, PSE, and honest payback
Most of the Eastside is Puget Sound Energy territory and a lot of Bellevue heats with a gas furnace, where inside Seattle we see far more electric baseboard and heat pumps. Gas is generally the cheaper way to deliver a unit of heat here, so the same attic work tends to show a smaller monthly dollar change on a Bellevue gas bill than it would on an all-electric house, and simple payback stretches out.
We would rather say that plainly than sell around it. If your only goal is a smaller bill and your furnace is efficient, the honest recommendation is often air sealing and depth, not a foamed roof deck. What does not stretch out is comfort: the bonus room at 61 degrees in January, the bedroom over the garage, the cold ring around the upstairs perimeter. Those are why most people here actually do the work, and you feel the difference the first cold week.
What a Bellevue attic job costs
The rate is the same across our service area. Closed-cell runs roughly $1.00 to $2.00 per board foot installed in this market, open-cell roughly $0.50 to $0.70, and 1,000 square feet at three inches commonly lands somewhere around $2,200 to $5,400. Trade labour in this area runs roughly $95 to $175 per hour.
What makes a Bellevue total larger is the house, not the address: more attic area, more separate spaces to get into, more transitions to seal, often a vault or a bonus room on top of the flat attic work. A blown-in top-up over a properly sealed ceiling is the cheap end, and it is what a lot of these houses need. A vaulted great room in closed-cell is a different order of number. Anyone giving you a firm price for a cut-up Bellevue roof over the phone is guessing, and we will not do that.

Questions we get from Bellevue homeowners
My 1980s attic insulation looks fine. Does it need anything?
Possibly not much, and it is worth a look. Intact dry blown-in from the 1980s is doing what it was asked to do; it was just asked for less than we ask now. The parts worth inspecting are the ones batts and blown-in were never good at: the thin band at the truss heel, the knee walls, the roof transitions, and the holes in the ceiling below. That is where the difference between looking fine and performing fine lives.
Do I need spray foam, or would blown-in be enough?
For a big open vented Bellevue attic with no ducts in it, air sealing plus blown-in to full depth is usually the better buy, and we will say so. Foam is the right call where the geometry will not take depth: vaulted ceilings, knee walls, the bonus room over the garage, the truss heel, and roof decks in attics that hold the ductwork. Most houses here need some of each, which is why we quote assembly by assembly rather than by the square foot.
How do I know the crew actually did the edges and the knee walls?
Ask for photographs of the perimeter and of each separate attic space, taken after the work, not before. The truss heel, the knee wall faces, and the side attics behind a bonus room are exactly the places a rushed crew skips, because nobody is going to crawl out there and check. We photograph them as a matter of course and walk the depth with you, including the spaces you cannot get into yourself.
Is attic work worth it if I heat with gas?
Often yes, but be honest about why you are doing it. Gas is generally cheaper per unit of delivered heat than electric resistance, so the dollar savings are smaller and the payback longer than on an all-electric house. The comfort case holds up better than the pure bill case: cold perimeter rooms, a bonus room nobody uses, an upstairs that is uncomfortable in July as well as January. If the numbers do not work on your house, we will say so at the estimate.
