Crawl Space Insulation in Seattle, WA

Damp vented crawl spaces under old Seattle bungalows, hillside lots that drain the wrong way, and the order the work has to happen in.

Most Seattle crawl spaces we open are 18 to 24 inches of cold damp air over bare dirt, with a torn sheet of plastic, sagging wet fiberglass overhead, and rodent runs through it. Insulating that space properly works very well here. Insulating it in the wrong order is money burned, so this page is mostly about the order.

Water and drainage first. Then cleanout and removal. Then a real ground vapor barrier. Then air sealing and the vents. Insulation last. If we get under your house and find standing water or a drainage failure, we will tell you that foam is not your next purchase, and we will say it on the first visit rather than after the deposit clears.

The short version

In Seattle, what your crawl space needs is decided mostly by your lot, not by your house. A flat lot in Ballard or the Rainier Valley has a groundwater and soil evaporation problem. A hillside lot in West Seattle, Beacon Hill, Queen Anne or Magnolia has a surface water and uphill drainage problem, and often only a partial crawl space. Same foam, very different work before it.

The 1920s bungalow crawl space, in detail

Seattle built a lot of houses between roughly 1900 and 1930, and a large share of them sit on a short concrete or brick stem wall with interior piers and a shiplap subfloor. Clearance is usually 18 to 30 inches, and the way in is a small hatch cut into the stem wall at grade, often behind a rhododendron, under the back porch, or inside a mudroom cabinet somebody remodelled around in 1994.

Every few feet along that stem wall is a foundation vent. The theory behind them was that outside air blowing through the space would carry moisture away. For eight months a year in this city they do closer to the opposite: they hold the crawl space at outdoor temperature and outdoor humidity, which is cold and near saturated from November to March. The mechanism is worth reading in full on why Seattle crawl spaces get moldy.

The insulation overhead is almost never original. It got added in the 1980s or 1990s: kraft faced batts pushed up between the floor joists and held with wire rods or twine. In this climate that assembly has maybe twenty good years in it, and most of them are gone.

Why your floor is cold even though there are batts up there

Because a sagging batt is not doing the job you think it is. Once it droops half an inch out of the joist bay, cold air moves freely around it and the R-value on the label stops describing your house. Damp fiberglass performs worse still and gets heavier, which makes it sag further. And a batt does nothing for the rim joist, the band of wood sitting on top of your foundation wall, which on a bungalow of this era is usually bare and is one of the leakiest spots in the building.

Why you can smell it in the living room

Warm air leaves the top of your house through the attic plane and light fixtures, and something has to replace it. In a house over a vented crawl space, a lot of that replacement air comes up through the floor: around pipe and wire penetrations, up the gap where the subfloor meets the stem wall, and through balloon framed wall cavities if you have them. That air was in the crawl space a minute ago. A musty smell on a wet January evening is not in your head, it is air moving the direction air moves in every house.

Your lot decides your crawl space

This is the part generic crawl space advice gets wrong here, because Seattle is not flat. Two houses of the same age, four miles apart, can need very different work.

Flat lots: Ballard, Green Lake, the Rainier Valley

Full perimeter crawl space, consistent clearance, and a moisture story that is mostly vertical. Water arrives from the soil below and from a winter water table that comes up. You see a damp uniform surface across the whole dirt floor, sometimes a tide line on the piers from February. The fix is usually straightforward and the prep is predictable: gutters and downspouts carried away from the building, then a sealed ground barrier doing the heavy lifting.

Hillside lots: West Seattle, Beacon Hill, Queen Anne, Magnolia

These are different animals. On a sloped lot you commonly get a daylight or partial crawl space: the uphill wall is buried several feet, the downhill wall is at or above grade, and sometimes only half the footprint has a crawl space at all while the rest is a tuck under garage or a partial basement. Moisture behaves accordingly. The problem is rarely uniform damp, it is one wet corner, one wall with efflorescence on it, and a wet patch that appears three days after heavy rain and dries out in April.

That is surface and subsurface water arriving from uphill, and on many of these slopes it sits on dense glacial till a few feet down and runs sideways along it until it meets your foundation. Insulating a space like that without dealing with where the water comes in gives you a sealed box with water in it. We will not do it that way. There is a thermal split too: the buried uphill wall stays near ground temperature all year, while the daylight wall is genuinely exterior and has to be treated like one.

Trees, gutters, and eight months of rain

Almost every drainage problem we find under a Seattle house starts above it. Mature Douglas fir, cedar, and bigleaf maple are part of why people live here and they are also why gutters pack solid with needles and leaves by December. A blocked gutter overflows at the corner, which puts a concentrated stream of roof water directly against your stem wall, repeatedly, for months.

The next most common find is a downspout that ends in a splash block, or a tightline that cracked or clogged years ago and now discharges at the foundation instead of at the street. After that: decades of added planting beds and bark mulch that raised the grade until the foundation vents sit at or below soil level, and a patio that slopes back toward the building. None of those are insulation problems. All of them have to be sorted first, and all of them are cheaper than foam.

The order of operations, and we do not skip it

Bulk water and drainage

Gutters, downspouts and tightlines, grade away from the house, and on a hillside lot whatever it takes to stop water arriving from uphill. If there is standing water, this is the entire conversation until it is fixed.

Cleanout and removal

Wet batts, fallen debris, and any rodent contaminated material comes out and goes in the truck. Nothing gets sprayed over. Priced as its own line: see insulation removal.

Ground vapor barrier

Heavy sheet run wall to wall, seams lapped and taped, edges carried up the stem wall and sealed, piers wrapped. Bare Seattle soil gives off moisture all year. This is half the system, not an accessory.

Air sealing and the vents

Rim joists, pipe and wire penetrations, the hatch, and the vents themselves. Bath fans and dryer vents that were never run outside get corrected here. Combustion appliance air supply gets checked before anything gets closed.

Insulation

Usually closed-cell foam on the foundation walls and rim joists, at the right substrate temperature and in controlled passes. Last, because everything above it decides whether it lasts.

When we will tell you foam is not the answer

If we open your hatch and there is water on the ground, or a tide line on the piers, or a wall that is wet to the touch in September, our recommendation is going to be water management and a call back to us afterwards. Not a smaller foam job. Not foam plus a dehumidifier. Foam over a drainage failure looks fine for about two years and then it is a much more expensive problem with insulation bonded over the top of it.

There are other honest no answers. If a combustion appliance down there depends on that air and the fix is out of scope, we will say so. If the space is so obstructed that doing it properly is not realistic, we will tell you rather than do a partial job and call it done. And if your budget only reaches one thing this year, drainage and the ground barrier beat insulation every time, because they are what protect the house. That is not a sales position, it is the right order.

What a Seattle crawl space job costs

Closed-cell foam commonly runs about $1.00 to $2.00 per board foot installed here, a board foot being one square foot at one inch thick. As a rough whole-project reference, 1,000 square feet at three inches often lands somewhere around $2,200 to $5,400. Seattle trade labour generally runs about $95 to $175 per hour, and in crawl space work labour is most of the variability, because access is everything.

  • Clearance and the hatch. An 18 inch space entered through a small exterior opening is slow, physical work. Every material that goes in and every bag of old batt that comes out passes through that hole.
  • Where the rig can park. On a narrow Queen Anne street or an alley only lot in West Seattle, the hose run gets long and the day gets longer with it.
  • How much comes out first. On a badly rodent damaged crawl space, removal and cleanup can approach the cost of the insulation itself.
  • Obstructions and geometry. Low ducts, plumbing runs, interior piers and a partial footprint all slow coverage down and change how the foam has to be applied.

Seattle crawl space questions

My crawl space is only about 18 inches. Can you actually work in it?

Usually yes. Most of the pre-1940 Seattle houses we work in are in that range and it is normal for us. Low clearance changes time, not feasibility: everything takes longer and material handling through a small hatch is slower. We would rather look at it, tell you honestly that it is a hard access job, and price it that way than hand you an average number and discover the problem on the day. The cases where we genuinely cannot work are rarer than people expect, and they are usually about obstructions rather than height alone.

There is a musty smell in my living room. Is it really coming from the crawl space?

Very often, yes. Air moves upward through a house, so air leaving through your attic gets replaced by air drawn in low, and in a house over a vented crawl space a good share of that comes up through the floor assembly. If the smell is worse on wet days, worse in winter, and strongest near the floor or at closets and baseboards on the ground floor, the crawl space is the first place to look. Sealing and insulating the space with a proper ground barrier usually improves it noticeably, because you are cutting off the source rather than covering it.

My house is on a slope and only part of it has a crawl space. How does that work?

Common in West Seattle, Beacon Hill, Queen Anne and Magnolia, and it is a real design question. The thermal boundary has to stay continuous, so the transition between the crawl space and whatever sits next to it, a tuck under garage, a partial basement, or a slab, has to be insulated and air sealed properly or you have built an expensive gap. The daylight wall gets treated as a genuine exterior wall while the buried uphill wall performs differently. We work that out on site and put it in the written scope.

My downspouts discharge right next to the house. Does that really affect an insulation quote?

It affects the sequence and sometimes the whole recommendation. A roof puts a lot of water on the ground in a Seattle winter, and dropping it against the stem wall is the most common reason a crawl space is wet. Fixing that is often a few hundred dollars of gutter and drainage work, and it can turn a wet crawl space into a dry one before we spray anything. We will point it out on the estimate visit and tell you to handle it first. It is not our line of work and we do not take a cut of it.

Should I wait until summer to do this?

Not for the foam itself. Substrate temperature is something we manage as part of doing the job correctly, and we work through the winter. Where the season matters is diagnosis: a wet crawl space is much easier to understand in February than in August, because that is when you can see where water actually enters. If you already know you have a drainage problem, doing that work in the drier months and the insulation afterwards is a sensible order.

Is this the same thing as encapsulation?

They overlap and the words get used loosely. Sealing the vents, laying a proper sealed ground barrier, and insulating the walls and rim joists with closed-cell covers most of what people mean by encapsulation. A full encapsulation package adds a heavier liner carried up and mechanically fastened to the walls, and often conditioning or dehumidification for the space.
