Attic Insulation in Seattle, WA

Pre-1940 bungalows, knee wall voids, knob and tube and hatches you can barely fit through. Here is what a Seattle attic actually needs, and when that is not spray foam.

For a lot of Seattle attics the honest answer is not spray foam. It is sealing the ceiling underneath and then getting real depth of blown-in on top, which in a pre-1940 bungalow usually fixes the cold upstairs for a fraction of what a foam quote costs. Foam does earn its price in a Seattle attic, but only in specific spots, and this page is about telling those apart.

We have spent 15 years up in these attics, mostly in Ballard, Wallingford, Green Lake, Phinney Ridge, Beacon Hill, Columbia City and West Seattle. The houses vary, but the attics fall into roughly four shapes. The shape decides the whole job: what goes in, what it costs, how hard it is to get to, and how likely it is that somebody already got it wrong up there.

The short version

Over an open vented attic with a flat ceiling, air seal and blow in to depth. Foam is the right call on knee walls, on a roof deck when the attic is genuinely becoming living space, and in sloped ceiling sections too shallow to hold enough blown-in. And nothing goes in at all until any live knob and tube is dealt with first.

Four attic shapes, and why the shape decides the job

1. The open vented attic over a flat ceiling

Seattle box houses, a good share of one-storey bungalows, and the post-war ramblers south of I-90. Full standing height at the ridge, joists you can walk on boards across, vents at the eaves. This is the easy one and it is also the one people overpay for. Seal the ceiling plane, add depth, keep the attic vented. If someone quoted you foam on the roof deck of a house like this and never mentioned the ceiling below, get a second look at it.

2. The 1.5 storey bungalow: knee walls plus a small flat ceiling

This is the most common attic in the older Seattle neighbourhoods and it is the one that gets botched more than any other in this city. There is no single attic up there. There is a low flat ceiling in the middle of the upstairs, a sloped section on each side following the rafters, and behind the short vertical knee walls, two triangular voids running the length of the house. Five or six separate surfaces, all of them part of the same boundary, and a crew working fast will insulate two of them and call it done.

3. The finished attic or dormer conversion

Ballard and Wallingford are full of these: a shed dormer went on at some point, the attic became a bedroom, and now there is almost no attic left. Rafter depth is often 2×6, sometimes 2×8, and the roof is right there above the drywall. This is where closed-cell on the underside of the sheathing is a real option rather than an upsell, because there is nowhere else to put the R-value. It also means committing to the roof, so we look at the roof age before we quote anything.

4. The bonus room over the garage

Newer stock and infill builds. Small floor area, four thermal problems stacked on it, and a sloped ceiling with no depth to spare. It is another honest foam job, not because the area is big but because it is complicated.

The 1.5 storey attic, surface by surface

Since this is the geometry most Seattle homeowners are actually dealing with, here is the whole boundary in order. If your quote does not account for all of these, ask which ones are being left out and why.

  • The knee wall itself. Needs insulation and, more importantly, a solid air barrier on the attic side. Batts stapled to the studs with nothing holding them flat against the cold side are just a filter.
  • The joist bays running under the knee wall. They are open to the void, so cold air travels sideways under the upstairs floor and surfaces at the baseboards. Blocking and sealing these is the single change people feel most.
  • The knee wall door. Usually bare plywood on a hook, often hidden behind built-in drawers. It is a hole in the wall of your bedroom until it is weatherstripped.
  • The sloped ceiling above the knee wall. Old rafters, shallow bays, and a vent path that has to stay open. This is where foam is often the only thing that fits.
  • The small flat ceiling at the top. Reachable from a little attic above the sloped part, often through a gap barely big enough to get an arm into. Easy to miss, easy to skip.
  • The eave, where all of it lands. Wind coming in the soffit vents scours the perimeter, and a Craftsman overhang gives it plenty of room to work. Baffles plus a wind dam at the top plate, or the edges stay cold no matter what depth you paid for.

Done properly this is a fussy day or two of blocking, sealing and detail work before anything gets sprayed or blown. It is slow, it is invisible afterwards, and it is the reason that bedroom is cold. Read air sealing for what the sealing work involves generally.

Knob and tube comes first, and it is not a formality

Plenty of pre-1940 Seattle attics still have knob and tube up there: bare conductors on white ceramic knobs, run through porcelain tubes where they pass through framing. Some of it is dead and abandoned. Some of it is still feeding the upstairs lights.

That wiring was designed to shed its heat into open air, which is exactly what burying it in insulation prevents. It is widely restricted to cover live knob and tube, and regardless of how any particular inspector reads it, we are not going to bury it and hope. So the sequence on these houses is: an electrician assesses what is live, the live runs get replaced or properly disconnected, and then we insulate. That is a separate trade and a separate bill, and we would rather you hear about it from us in week one than from an inspector after the fact.

Two related things worth checking at the same time: whether your homeowner’s insurance has anything to say about active knob and tube, and whether there is old vermiculite up there. Loose grey pellets that look like tiny popcorn should be tested, not vacuumed. If contaminated material has to come out first, see insulation removal.

Getting into the attic at all

In a newer house the hatch is in a hallway ceiling and it is fine. In a 1920s Seattle house it is a small square in a closet ceiling behind the hanging clothes, or a gable vent you reach off a ladder outside, or a knee wall door with a dresser bolted in front of it, or there is genuinely no access and never was. Sometimes the only way in is a hole we cut and then trim out properly.

This matters for two reasons. It changes the price honestly, because a crew crawling on their belly over 80 year old joists works slower than a crew standing up. And it is why a lot of Seattle attics have never really been looked at by anyone, including the last people who insulated them. We go up before we quote, and if that means cutting a proper hatch, you hear it before the day and not on it.

What an attic job costs in a Seattle house

Air sealing plus a blown-in top-up over a sealed ceiling is the cheap end and it is what most of these houses need. Where foam is the right product, it is priced per board foot, which is one square foot at one inch thick. Closed-cell commonly runs about $1.00 to $2.00 per board foot installed here and open-cell about $0.50 to $0.70, so 1,000 square feet at three inches often works out around $2,200 to $5,400. Trade labour in Seattle runs roughly $95 to $175 per hour, and on these attics the hours are the variable, not the material.

What actually moves the number on a Seattle attic: how many separate surfaces the geometry has, whether we can stand up, whether a hatch has to be cut, whether old material comes out, and whether an electrician has to go first. One Seattle note on the payback side. A lot of these houses heat with a heat pump, wall heaters or baseboards, so this is a Seattle City Light bill, not a gas bill, and nothing softens the loss. That cuts both ways: it is why the January statement sent you looking, and it is why sealing the top of the house tends to show up faster here than people expect.

Seattle attic questions

My upstairs bedroom in a Ballard bungalow is cold no matter what. Is that the attic?

Almost always, and usually not the part of the attic people expect. In a 1.5 storey bungalow the cold is generally coming from the knee wall voids on either side of the room, and specifically from the floor joist bays that run out of the room and into those voids with nothing blocking them. Cold air moves sideways under your floor and comes out at the baseboards, so the room feels draughty even though the thermostat says it is fine. Blocking and sealing those bays, then dealing with the knee walls themselves, fixes it more reliably than adding depth anywhere else.

Do I have to deal with knob and tube before you insulate?

If any of it is live, yes. Knob and tube sheds heat into open air by design, and burying it under insulation removes that. Covering live knob and tube is widely restricted, and we will not do it regardless. An electrician needs to determine what is still energised and replace or properly retire it first. Plenty of what we find is already dead and abandoned in place, which is a much smaller job, but that is a determination for a licensed electrician, not for us and not for you from the hatch with a flashlight.

There is no attic hatch in my house. Can you still insulate it?

Yes. Older Seattle houses fairly often have no real access, or only a gable vent reached from outside. We cut a properly framed and trimmed hatch, usually in a closet or hallway ceiling where it is least intrusive, and weatherstrip it so it is not a new leak. It is a small line item and we quote it up front. Permanent access is worth having anyway, because the next person who needs to check your wiring or a bath fan can actually get up there.

Is spray foam worth it in a Seattle attic?

In the flat open part of a vented attic, usually not. You have unlimited depth up there, so blown-in over a well sealed ceiling gets you the same result for much less money, and it leaves the attic easy to inspect. Foam is worth it where depth is limited or the shape is complicated: knee walls, the shallow sloped ceiling sections in a 1.5 storey house, a bonus room over a garage, and a roof deck when the attic is genuinely becoming conditioned space. We would rather put you in blown-in and be right than sell you foam and be wrong.

Can you foam the roof deck and turn my attic into a bedroom?

Sometimes, and the roof is the first conversation, not the last. Closed-cell bonded to the underside of the sheathing means a future leak no longer announces itself as a stain on a ceiling, so if the roof is near the end of its life, do the roof first. Beyond that, turning an attic into living space involves headroom, egress and permitting questions that go past insulation, so talk to the city about what your specific project needs.
