Everett sits further north than the rest of our service area, right on Port Gardner Bay, and both of those facts show up in your house. The weather here runs a little cooler and a little wetter than Seattle, the heating season is a bit longer, and the salt air keeps everything under the floor damp for most of the year. Put that on top of a housing stock that includes a lot of genuinely old buildings and you get the Everett pattern: insulation that has already failed, in a house that was never insulated properly to begin with.
That is why Everett jobs so often start with removal rather than installation. We have been doing this work in this climate for 15 years, and in Everett specifically the first question is almost never “what R-value do you want.” It is “what is in there right now, and how wet is it.”
The short version
Everett splits into two very different insulation problems. North of downtown, in Rucker Hill, Northwest Everett, and Bayside, you have early 1900s houses with balloon-framed walls, near empty attics, and vented crawl spaces over damp soil. South Everett and Silver Lake are 1970s to 1990s subdivisions where insulation exists but is thin and leaky. The first group usually needs removal, air sealing, and closed-cell. The second usually needs targeted sealing and depth, and we will say so rather than overselling you.
Step one in Everett is usually removal, not installation
Everett is on the water, and the north end of Puget Sound is measurably cooler and wetter across the year than the parts of our service area further south. Nobody notices the difference on a given Tuesday. Your crawl space notices it across an eight month heating season.
Damp is what actually destroys insulation in this city. Fiberglass that absorbs moisture loses most of its R-value while it is wet, then compresses and stays compressed. Blown-in cellulose mats down. Wet insulation is also exactly what rodents want to nest in, and once they are established you have contamination on top of moisture. By the time a homeowner calls us, the material in the floor is often doing close to nothing, which is why the bill went up and the floor got cold even though there is technically insulation down there.
That is the case for closed-cell in Everett, and it is a real one rather than a sales one. Closed-cell does not absorb and hold water the way batts and blown-in do, it seals the air path at the same time, and at adequate thickness it acts as a vapor retarder. In a damp marine crawl space or at a rim joist forty feet from salt water, that combination is worth paying for. One order of operations we will not bend on: water first, foam second. If your crawl space has standing water, a failed ground cover, or active rodents, that gets solved before anything gets sprayed. Foam over a wet problem is money spent hiding it.
The three Everett housing eras, and what each one is missing
Everett grew in distinct waves, and each wave left a different set of problems in the walls. Knowing which wave your house came from tells you most of what you need before anyone opens a hatch.
Rucker Hill, Northwest Everett and Bayside: roughly 1900 to 1930
This is the part of Everett that surprises people who only know the city from the freeway. The bluff above the bay is full of substantial Victorians, four squares, and Craftsman homes from the timber and shipping years, many of them still on their original framing. They are beautiful and they are thermally terrible.
What we find is consistent. Exterior walls with nothing in them at all, because nobody insulated walls in 1911. A vented attic with a couple of settled inches of something, thinner at the eaves than anywhere else. A vented crawl space over bare or barely covered soil, with fiberglass batts that came loose from the joist bays years ago and are now lying in the dirt. Rim joists never touched. Single-pane sash or an early replacement window that was cheap when it went in twenty years ago.
The specific thing that makes these houses expensive to heat is balloon framing. The stud cavities run uninterrupted from the foundation sill all the way up past the first floor, so cold damp crawl space air has a clear path up the inside of every exterior wall and warm air has a clear path out at the top. In a tall house on an exposed bluff, with wind coming off Port Gardner Bay, that stack effect is not subtle. Sealing the top and the bottom of those cavities is frequently the highest value hour of the entire job, and it costs a fraction of what people expect.
Postwar growth around the Everett plant: roughly 1955 to 1975
Boeing opened its Everett plant in the late 1960s and the city grew hard around it. The houses from that stretch are ramblers, split entries, and daylight basements, spread through the middle of the city and out toward Evergreen Way. They usually have some insulation, because by then it was normal, but it is thin by any modern standard and the air sealing is effectively zero. Common finds: an attic with a few inches of old blown-in that has settled and drifted, a floor over a crawl space with R-11 batts sagging out of the bays, a garage ceiling with nothing above it, and a daylight basement wall that is half below grade and completely uninsulated.
South Everett and Silver Lake: roughly 1975 to 1999
This is a different house and it deserves a different answer. Subdivision stock from this window was built to a code that required insulation, so the attic has batts or blown-in and the floor has something in it. The failures here are leaks rather than absences: an uninsulated and unsealed attic hatch, recessed can lights punched through the ceiling plane, bath fans venting into the attic instead of outside, and a crawl space where the vents were left wide open through every wet winter since the house was built.
For a lot of these houses the honest recommendation is not a full foam job. It is air sealing the attic plane, topping up the depth with blown-in, and doing closed-cell only where it genuinely earns its price, usually at the rim joist and the crawl space walls. We would rather be right than sell you the expensive version.
Your heating bill here is a PUD bill
Snohomish County PUD is the electric utility in Everett, and a large share of houses in this city heat with electricity: baseboards and wall heaters in the older stock, heat pumps and electric furnaces in the newer. That matters for two reasons.
With electric resistance heat there is nothing to disguise the loss. Every open wall cavity and every crawl space vent shows up as kilowatt hours on the statement, which is why most of these calls arrive in January with a bill in someone’s hand. With a heat pump the situation is better but more sensitive. Heat pumps are at their best running long and gentle at low output. A leaky envelope forces short hard cycles and, in a cold wet snap, pushes the system onto its electric backup strip, which is the expensive way to make heat. Tightening the shell lets the equipment you already own carry more of the load.
We are not going to quote you a percentage saving. Too much depends on the house, the heating system, and how you live in it. What we will do is tell you which assembly is losing you the most and what fixing that one should reasonably be worth.

What it costs in Everett, honestly
Spray foam is priced per board foot, which is one square foot at one inch thick. Closed-cell commonly runs about $1.00 to $2.00 per board foot installed in this market and open-cell about $0.50 to $0.70. As a whole project reference, 1,000 square feet at three inches often lands somewhere around $2,200 to $5,400. Trade labour in this region generally runs roughly $95 to $175 an hour.
Everett has its own things that move that number:
- Removal is a real line item here more often than elsewhere. In the older north end neighbourhoods we frequently have to take out soaked or rodent contaminated material before we can spray anything, and that is its own day of work.
- Access on the bluff. Rucker Hill and the streets above the waterfront have steep lots, mature trees, and alley only parking in places. That decides how close the rig can sit and how long the hose run has to be.
- Old crawl spaces are tight crawl spaces. An 18 inch clearance under a 1915 house with a small hatch is slower and harder on the crew than an open 1990s basement wall in Silver Lake.
- How many inches the assembly actually needs. Two inches at a rim joist and five on a roof deck are not the same job on the same house.
A firm price needs someone to actually look at the house. Anyone who quotes your Everett Victorian over the phone has not been in the crawl space, and in this city the crawl space is where the surprises live.

Into the crawl space and up into the attic with a light and a moisture meter. We check what is wet, what is contaminated, and where the air is actually moving.
Written scope, including the cheap option
Material, thickness, which assemblies, and what we are deliberately not doing. If air sealing alone would fix most of it, that is what the scope says.
Remove, prep, then install
Failed material out and contained first where needed. Then correct substrate temperature, correct ratio, correct depth in controlled passes, with proper ventilation.

Old house realities worth knowing before you book
Knob and tube wiring. Plenty of pre-1940 Everett attics still have some in place. If any of it is live, an electrician deals with it before insulation goes on top. We are not going to bury it and hope.
Plaster, lath, and closed walls. Spray foam goes into an open cavity. It is not an injected product. If your original plaster is staying put, the honest advice is to spend the money on the crawl space, the attic plane, and air sealing, which are accessible and are usually leaking more than the walls are.
Historic character and permitting. Parts of Northwest Everett and Rucker Hill have recognised historic character, and insulation retrofits can involve permitting depending on scope. Everett questions we get asked
My Everett house is from 1915 and has nothing in the walls. Can you foam them?
Only if the cavity is open, from the inside or the outside. Spray foam is applied to an open wall, not injected through a hole, so realistically that happens during a remodel or a siding replacement rather than as a standalone job. In a balloon framed house of that age there is a much better first move anyway: seal the tops and bottoms of the wall cavities so they stop acting like chimneys, then insulate the crawl space and the attic plane. That combination usually delivers most of the comfort gain for a small share of the cost of opening walls.
Does being close to the water actually change what my house needs?
Not the physics, but yes, the priorities. Everett’s position on Port Gardner Bay means persistent damp and a slightly longer heating season than places further south in our service area. That pushes moisture resistance up the list relative to raw R-value, which is why we specify closed-cell under floors here more often than we do inland. It also means insulation that gets wet in an Everett crawl space tends to stay wet, so failed material needs to come out rather than get covered over.
Do I need to remove the old insulation before you spray?
Sometimes, and in older Everett houses it is more often yes than no. If the existing material is dry, in place, and uncontaminated, we can frequently work around it or over it. If it is soaked, compressed, mouldy, or full of rodent droppings, it comes out first. It is not doing anything useful at that point, and spraying over it traps the moisture and the smell against the framing. I am in a 1990s Silver Lake house. Do I even need spray foam?
Possibly not, and we will say so. Houses from that era usually have insulation; what they lack is air sealing. Sealing the attic hatch, the can lights, the top plates, and the bath fan penetrations, then bringing the attic up to depth with blown-in, is often the better buy. Where foam earns its money in these houses is narrower: the rim joist, the crawl space walls, a cantilevered floor, or a bonus room over the garage. That is a targeted job and it should be priced like one.
Will this actually lower my Snohomish County PUD bill?
If your house is losing heat the way most older Everett houses are, yes, and electric heat makes the change easier to see on the statement than gas does. What we will not do is give you a percentage before we have seen the house. The number depends on the assembly we fix, the heating system you have, and how warm you keep the place. What we can tell you after a visit is which assembly is costing you the most and what correcting that one should reasonably be worth.
How long do I need to be out of the house?
You need to be out during the install and for a re-entry period afterwards, and we will give you the real number for your specific job before the day, based on the product and how much ventilation we can get into that space. For a normal crawl space or attic scope it is typically a day thing rather than a week thing. Anyone who tells you that you can sit in the next room while they spray is not doing you a favour.
