Bellevue houses are newer and bigger than the ones we work on in Seattle, and they fail in a completely different place. We are almost never here for sagging batts over a dirt crawl space. We are here for a vaulted great room that never holds heat, a bonus room over the three-car garage that nobody wants to sleep in, and 1970s insulation that met the standard of its day and is now about half of what the house needs.
Same climate zone, same marine winters, different building. That changes which foam we recommend, where it goes, and what the number at the bottom of the estimate looks like. Here is how we read a Bellevue house.
The short version
In Bellevue the money is usually in the vaulted ceilings, the bonus room over the garage, and the floors that hang over unconditioned space. Closed-cell is the product that fits those assemblies, because they are shallow cavities that need every inch. Larger houses mean larger total numbers at the same per board foot rate, not a Bellevue premium.
What a Bellevue house actually is
Crossroads, Lake Hills, Newport, Factoria, Somerset, and Woodridge are mostly 1960s through 1990s construction: split-levels, daylight ramblers, and two-storey suburban houses. West Bellevue and the streets running toward Medina get genuinely large, large enough that one cold room is an expensive cold room. Downtown is a third thing again: newer townhouses and condos, where the question is usually a party wall, a garage under the living space, or one wall of a top-floor unit.
What ties the older stock together is the standard of the day. A house framed in 1974 got what 1974 asked for. Nobody did anything wrong. It is also well short of what we would put in the same assembly now, and the gap shows up in one room before it shows up on the bill.
The five problems we find here over and over
- Vaulted and cathedral ceilings. No attic above to walk into, nothing to blow in. The rafters are often 2×8 or 2×10 with a vent baffle already eating an inch and a half. Whatever goes in there has to earn its R-value per inch, because there are not many inches.
- The bonus room over the garage. Cold floor, cold knee walls, a low attic on both sides, and a garage underneath that is outdoor temperature all winter. This is the single most common reason a Bellevue homeowner calls us.
- Split-level floors over unconditioned space. A cantilever over the driveway, a family room floor over a crawl space while the rest of the house sits on slab. Every one of those transitions is an air path, and batts fall out of the ones facing downward.
- Bigger conditioned volume, bigger heating load. A 3,600 square foot house with a two-storey entry asks the furnace to heat a lot of air. The same degree of loss costs more here than in a 1,400 square foot bungalow.
- Large window walls. Honest answer first: we cannot fix glass. If the great room is half window and the units are original, insulating the rest of the envelope helps and the room will still feel cool near the glass. We say that before you spend anything.

Gas heat changes the payback conversation
Most of the Eastside is Puget Sound Energy territory, and a lot of Bellevue heats with a gas furnace rather than the electric baseboards and heat pumps we see so often inside Seattle. That matters, and not in the direction people expect.
Gas is generally the cheaper way to deliver a unit of heat around here. So the same work, on the same size house, tends to show a smaller monthly dollar change on a gas bill than on an all-electric one, and simple payback stretches out. Anyone quoting you a fixed percentage saving on a gas-heated Bellevue house has not looked at your house, your furnace, or your thermostat habits.
What does not stretch out is the comfort. The bonus room that sat at 61 degrees in January is why most people here actually do the work, and that shows up the first cold week rather than in year seven of a spreadsheet. What it costs on a larger house
The rate does not change because the address is Bellevue. Closed-cell runs roughly $1.00 to $2.00 per board foot installed in this market, open-cell roughly $0.50 to $0.70, and a 1,000 square foot area at three inches commonly lands somewhere around $2,200 to $5,400. What changes is how many of those areas your house has.
Two worked examples, using the same rate:
- A 600 square foot bonus room ceiling at four inches of closed-cell is 2,400 board feet, so roughly $2,400 to $4,800 before any prep or removal.
- An 800 square foot vaulted great room ceiling at five inches is 4,000 board feet, so roughly $4,000 to $8,000.
Do both on the same house and the total is well above a typical Seattle crawl space job at an identical per board foot price. That is arithmetic, not a premium. One Bellevue specific does add time: on the larger lots west of downtown and up the hills, the rig parks a long way from the work, and a driveway the truck cannot get up means long hose runs. We would rather show that on the estimate than bury it.
Terrain, trees, and the things we check before we spray
Bellevue is hilly and heavily treed, and both of those show up in the work. Houses cut into a slope often have a daylight basement with one wall against cool soil and the opposite side wide open, which is a condensation setup in a small space. Mature firs over a north-facing roof slope mean sheathing that never fully dries out and a roof that needs a proper look before anyone bonds foam to the underside of it. We are in climate zone 4C marine like the rest of the Puget Sound, so the dew point rules are the same, but the shade and the grade decide how close a given assembly is running to the edge.

Walk the whole envelope
Not just the room you called about. On a split-level the cold bedroom and the cause are usually two different parts of the house.
Specify assembly by assembly
Closed-cell where the cavity is shallow or damp, air sealing where that is the better buy, and nothing at all where nothing is warranted.
Install it properly
Correct substrate temperature, correct mix ratio, correct depth in controlled passes, with the space contained and ventilated.

Bellevue questions we get asked
Can you insulate my vaulted ceiling without tearing off the roof?
Usually not without opening something. A vaulted ceiling has no access, so we either work from below once the drywall comes down or from above during a re-roof. The honest scheduling advice is to tie it to a roof replacement if one is anywhere in the next few years: the deck is already exposed and you pay for access once instead of twice.
Why is the bonus room over my garage always cold?
Because it is surrounded by outdoors on five sides. Garage air below, unconditioned side attics behind the knee walls, and often one undersized supply register that was an afterthought when the house was framed. Insulation alone is half the fix. The other half is sealing the air paths where the floor joists run out over the garage and where the knee walls meet the floor, exactly the kind of junction spray foam handles in one pass. Some of these rooms also need the duct run looked at honestly, and we will say so if that is what we see.
Is spray foam worth it if I heat with gas?
Sometimes yes, sometimes the answer is a smaller job. Gas heat is generally cheaper per unit of delivered heat than electric resistance, so the dollar savings on a gas-heated house tend to be smaller and the payback longer than on an all-electric one. Where it stays clearly worth it is comfort driven work: the room that never gets warm, the floor over the crawl space, the cantilever. If your only goal is a smaller bill and your furnace is efficient, we may recommend air sealing and leave it at that.
My house is from the 1980s and the insulation looks fine. Is it?
It may be perfectly intact and still be well short. Those batts were installed to the standard of the time and are often still doing what they were asked to do. The gap is the specification, not the condition. The parts worth inspecting are the ones batts were never good at: floors over unconditioned space, knee walls, cantilevers, and the top plate line. That is where the difference between looking fine and performing fine usually lives.
Do I have to move out during the install?
You need to be out of the house during the spray and for a re-entry period afterwards. We give you the real number for your job before the day, based on the product and how much ventilation we can get into that space. On a larger Bellevue house we often stage the work so one section is done at a time, which can keep the disruption to a day rather than a week. Anyone who tells you that you can sit in the next room while they spray is not doing you a favour.
