Insulation Replacement

Taking out insulation that is wet, settled, or contaminated, fixing whatever ruined it, and putting the right material back in properly.

Insulation replacement means taking the old material out, fixing whatever ruined it, and putting the right insulation back in. It is one of the most common jobs we do around Puget Sound, because damp air, a lot of old housing stock, and a healthy rodent population have all been working on Seattle attics and crawl spaces for decades.

It is also a job that gets oversold. Plenty of houses do not need a full replacement, they need a few inches added and a day of air sealing, and that costs a fraction as much. So this page starts with how to tell the difference, then walks through what a proper replacement actually involves, in order, including the step most crews skip.

The short version

If the existing insulation is dry, still in place, uncontaminated, and simply not deep enough, top it up. If it is wet, flattened, fallen out of the joists, contaminated, or sitting on top of a problem nobody has fixed, replace it. Either way, find and fix the cause before any new material goes in.

Signs it is time to replace rather than top up

Most of these you can check yourself with a flashlight and twenty minutes, and we would rather you did. Here is what we look for when we get into an attic or under a floor in this area.

  • Fiberglass batts that slumped or fell out. In a crawl space this is the classic Seattle sight: batts installed under the floor thirty or forty years ago, hanging down out of the joist bays, held up by nothing but a few rusted wire rods. Insulation that is not touching the surface it is meant to insulate is doing close to nothing. Adding more on top of it does not fix that.
  • Blown-in that settled and lost depth. Loose fill compacts over time. An attic that got a nominal R-30 in 1985 may be sitting at a genuine R-17 today, and old rock wool or early cellulose settles harder than modern material. If you can see the top edge of the ceiling joists across the whole attic, you have lost real depth.
  • Anything that got wet and stayed wet. Fiberglass and cellulose both hold water and both lose most of their R-value while they are holding it. A roof leak, a failed bathroom fan duct venting into the attic, a slow supply line in a crawl space, or standing groundwater underneath will all do it. Wet insulation in our climate rarely dries out on its own, it just sits there feeding the wood above it.
  • Rodent contamination. Droppings, urine staining, nesting hollows, chewed tunnels running through the batts, and the smell that tells you before your eyes do. Rats and mice love a vented Seattle crawl space. Contaminated insulation is a health issue as well as a performance issue, and it is not something you cover over.
  • Mold growth. Dark speckling on the subfloor, the joists, or the paper facing of the batts. Mold is a symptom, not the disease. It means that assembly has been damp long enough for something to grow, and the damp is what has to be dealt with.
  • Smoke or fire damage. Even a small contained kitchen or chimney fire pushes smoke up into the attic, and insulation holds that odor for years. Once it has absorbed smoke, there is no cleaning it. It comes out.
  • Insulation torn up by other trades. A rewire, a new furnace and duct run, a bathroom remodel, or a round of recessed lights leaves an attic looking like a plough went through it. Batts get pulled aside and never put back, loose fill gets scattered into drifts, and nobody air sealed the new holes on the way out.

When topping up is genuinely the better buy

We will tell you this on site if it is true, and it often is. If the existing insulation is dry, sitting flat where it belongs, free of droppings and staining, and the only thing wrong with it is that there is not enough of it, then adding depth is the right move. Blowing another eight to twelve inches of loose fill over a clean, dry attic floor is far cheaper than removing what is there first, and it performs just as well.

The same goes for a house where the real problem is air movement rather than insulation depth. If your upstairs is cold and the attic hatch, the plumbing penetrations, and the top plates are all wide open, sealing them is usually the bigger win per dollar. That is a separate job and a smaller one, and we would rather quote you air sealing and be right than sell you a replacement and be wrong. How a replacement actually runs, in order

The order matters more than the material. Doing these steps out of sequence is how a house ends up paying twice.

Assess the space

We get in there, measure actual depth, check moisture, look for droppings and staining, and find where the air is moving. You get told what is really going on, with photos.

Remove and bag

Old material is vacuumed or hand pulled into sealed bags and carried out, not dragged through your hallway loose. Containment and floor protection go in first.

Clean and sanitize

Where there was rodent activity or mold, the surfaces get cleaned and treated once the material is gone. This is the only moment in the life of the house when those surfaces are reachable.

Fix the actual cause

The roof leak, the dryer or bath fan dumping into the attic, the crawl space ground moisture, the gap under the siding the rats are using. This happens before anything new goes in.

Air seal

Top plates, penetrations, can lights, the attic hatch, the rim joist. With the cavity open and empty, sealing is quick and cheap. Once it is full again, it is neither.

Insulate

The right material for that assembly at the right depth, installed to full coverage. Spray foam where it earns its place, blown-in where that is the better buy.

Fixing the cause is the part people want to skip

This is the honest centre of the whole job. If wet insulation comes out of your crawl space and new insulation goes back in without anyone dealing with the standing water, the missing vapor barrier, or the downspout discharging next to the foundation, you have bought yourself the same problem again with a nicer receipt. Same with rodents. New batts in a crawl space that still has an open vent screen and a gap at the hose bib are simply fresh nesting material.

We would rather hand you a list that includes work we do not do, a roofer, a plumber, a pest company, than take the money and spray over it. It costs us a job now and saves you a second one later, and it is the reason people call us back.

What insulation replacement costs around Seattle

A replacement is two jobs on one invoice: getting the old material out, and putting the new material in. Removal is priced on volume, contamination, and how hard the space is to work in, and a low crawl space with a small hatch takes longer than a walk-in attic. Trade labour in Seattle generally runs somewhere around $95 to $175 per hour, which is the number underneath most removal quotes. See insulation removal for how that side is priced on its own.

The new insulation is priced on material and depth. Closed-cell spray foam commonly lands around $1.00 to $2.00 per board foot installed here, open-cell around $0.50 to $0.70, and a 1,000 square foot area at three inches of foam often falls somewhere around $2,200 to $5,400. Blown-in over an attic floor sits well below that. Which one makes sense depends entirely on the assembly, which is why closed-cell spray foam is the right answer in a crawl space and often the wrong answer on a vented attic floor.

Anyone who quotes your replacement over the phone is guessing, because nobody can price contamination and access sight unseen. We will come and look, and we will tell you if the honest answer is a cheaper job than the one you called about.

Common questions about replacing insulation

Can I just add new insulation on top of the old?

Sometimes yes. If the existing material is dry, clean, undisturbed, and simply shallow, adding depth over the top is normal practice and it is the cheaper route. You cannot do it when the old material is wet, contaminated with rodent waste, mold affected, smoke damaged, or no longer in contact with the surface it is insulating. Covering any of those traps the problem where nobody can see it, and it also buries all the air leaks you should have sealed first.

Do I have to remove insulation if rodents were in it?

In almost every case, yes. Droppings and urine soak into fiberglass and cellulose, the odor persists, and the nesting tunnels have already destroyed the coverage. Just as important, removal is the only time anyone can get at the surfaces underneath to clean them and find the entry points. If you re-insulate without closing the way in, the new material becomes the new nest, usually within a season.

How long does a replacement take?

A typical single family attic or crawl space is commonly one to three days, split between removal, any cleaning and repair, and the new install. Heavy contamination, very tight access, or a moisture problem that needs another trade in first will stretch it. Does insulation wear out even if nothing goes wrong?

Fiberglass and mineral wool do not really degrade chemically, but they do settle, sag, get compressed, and lose contact with the assembly, and all of those cost you performance. Loose fill compacts. Batts droop. Code minimums have also risen a long way since most of these houses were insulated, so a 1970s attic can be in fair condition and still be well short of what makes sense today in our climate zone.

Will replacing my insulation actually lower my heating bill?

Usually yes, and the gain is biggest when the old material was failing badly or when a lot of air sealing happens as part of the work. We will not give you a guaranteed percentage, because it depends on your heating system, how leaky the house is, how much of the envelope we are touching, and how you actually live in the house. What we will do is tell you which part of your house is losing the most and what fixing that part is worth, before you spend anything.
